Timeshare Cancellation Law Group Review

Timeshare Cancellation Law Group is a legal entity owned and operated by Christopher D. Graham, P.L.L.C., in Scottsdale, Arizona, that may be able to help you with exiting your timeshare. Timeshare Cancellation Law Group appears to be a relatively new venture by the founding attorney; he has been practicing with his solo firm since 2012, in the areas of elder law, probate, and estate planning, as well as—as stated on the Timeshare Cancellation Law Group website—consumer practice, real estate law, contract law, business law, and tax law. However, Timeshare Cancellation Law Group itself, according to the Better Business Bureau, was founded and accredited in January 2021.

Timeshare Cancellation Law Group Website

The website is simple and straightforward. It has a main landing page with several sections, which makes it easy to navigate; there are no hidden or buried pages. The language is akin to what you’d typically expect from most other attorney websites, though there are a few textual formatting and spelling errors which could point to the business owner having quickly or hastily put the website together. Based on how recently this firm was developed, it seems just as possible if not more so that this is indicative of it being a secondary venture.

Regarding the information that the website provides, it is fairly spare, but it does include a promising FAQ that addresses what a client should and should not expect when trying to exit a timeshare. In addition to other information, this section outlines the near-impossibility of selling a timeshare, and cautions clients to be wary of any companies that make promises of being able to do so for them.

Timeshare Cancellation Law Group Reviews

While we didn’t find any reviews for Timeshare Cancellation Law Group, aside from the testimonials listed on the website, Graham’s solo practice has a few off-website ratings from a few years ago that are all positive. Those reviews are from Best Law Office Reviews (an aggregate) and BirdEye; you can review a few samples below.

As a solo practitioner, Christopher D. Graham, P.L.L.C. has an A+ rating with the Better Business Bureau, as well as a strong Avvo rating. Timeshare Cancellation Law Group thus far has an A- rating from the BBB.

Because it was difficult to find a major amount of information about the practicing attorney or the timeshare cancellation firm itself, we ran several searches and found a bit more about Graham’s history prior to practicing solo. As noted, Graham has been a solo practitioner since 2012; prior to that, he was employed by a few different corporate firms in the Phoenix, Arizona area, including Koeller Nebeker Carlson Haluck, LLP, and Wood Smith Henning & Berman, beginning in 2002. It was not difficult to find Arizona court records that highlighted his breadth of experience in the local legal field.

After starting his own firm, Graham focused on several areas, including elder law, probate, and consumer practice. The Timeshare Cancellation Law Group seems to be founded upon this past, as the website emphasizes the firm’s use of consumer law knowledge to assist clients with exiting their timeshares. Generally, there seems to be a preference for avoiding litigation when possible, and starting the process by communicating with the timeshare company on behalf of the client.

Overall, the approach appears to be quite different to that of timeshare exit companies, and there is an emphasis that the promises such companies make cannot always be trusted. Rather, Timeshare Cancellation Law Group notes that they seek the following for clients:

  • Complete contract cancellation
  • Immediate cancellation of payments
  • Maintenance fee cancellation
  • Mortgage balance cancellation
  • Credit protection/correction

The website states that Timeshare Cancellation Law Group uses a credit and risk management approach to achieve these results and, again, backs up these steps with their background knowledge in consumer law. It also states that the firm works alongside a licensed, certified “credit derogatory prevention and restoration firm” in order to assist clients. While further information is not provided about this firm, it is an interesting addition, and we would say helpful to potential clients as well. Most people looking to exit a timeshare are concerned about the long-term effects on their credit, and it is possible to take steps to cancel your timeshare that do not ruin your credit.  You can learn more about getting out of a timeshare without ruining your credit here.

Timeshare Cancellation Law Group Cost

Timeshare Cancellation Law Group’s website does not list any costs, but does indicate that clients can start with a free consultation and are promised a flat fee that aligns with clients’ budgets for any ensuing legal services. There is a 100% satisfaction guarantee—not a money-back guarantee—which, alongside the fixed rate, is at the very least encouraging given their approach. Please remember that we do not tend to recommend companies or firms that rely upon money-back guarantees to retain clients for several reasons. You can review those reasons and learn more about why escrow is a preferable option here.

General Advice on Hiring a Timeshare Cancellation Attorney

As we’ve outlined elsewhere on this site, working with an attorney to exit your timeshare is typically quite effective, but it can run you a higher cost, particularly if you owe a mortgage on the property. In addition, it will most likely be a more collaborative process, so it can require more time and effort on your part.

Because Timeshare Cancellation Law Group is, by definition, a law firm, it is worth considering whether you have the resources and time to go this route to exit your timeshare. While you will in all likelihood end up working with someone who has extensive legal knowledge related to business practices and property ownership, if you have other options at your disposal—such as working with a broker or a transfer company that is actually reputable—it could save you a great deal of time, money, and trouble to explore them.

However, that said, if you have already exhausted other options, working with an attorney might be the most optimal way forward for you. Please be aware that, if an attorney is offering to work with you at a rate that fits your budget or a fixed rate, you should never be expected to pay upfront.

Summary

Overall, Timeshare Cancellation Law Group seems to have potential, and if you are more inclined to pursue exiting a timeshare with legal counsel at the helm, this could be at minimum a place to start gathering information. Because the firm is such a new business, we cannot necessarily make a robust recommendation for Timeshare Cancellation Law Group at this time. Especially with so many other reputable timeshare exit companies with years of experience. See our top recommended timeshare exit companies here.

However, there seems to be a good faith attempt at providing a new service using past experience with consumer law as the foundational basis, so at the very least, the firm looks worth exploring for those who are going down the route of hiring an attorney in the greater Scottsdale, AZ area.

We’d also encourage you to keep in mind the other avenues you can take with companies that have built up years of experience in working with people to exit their timeshares. Everyone’s experience is different, so if you have more questions about how to cancel your timeshare, please be sure to either initiate the live chat, call us at 833-416-8796, or submit a contact form on the right side of the page.

Can You Get Out of a Wyndham / WorldMark / Shell Timeshare?

Club Wyndham is one the largest timeshare / vacation club companies in the world. The company owns and operates around 230 resorts around the world under the following brands:

  • Wyndham
  • WorldMark
  • Shell
  • Margaritaville Vacation Club

Wyndham also owns RCI, the largest timeshare exchange company in the world.

There are a variety of reasons why you may want to get out of Wyndham timeshare. Perhaps your vacation habits have changed and you no longer travel as much as you used to. Or, maybe you’re simply displeased with the Wyndham Vacation Ownership product. The following are a few of the top complaints:

  • Points expire annually if they go unused.
  • Maintenance fees increase regularly.
  • Can be more expensive to use Wyndham Points than to book a vacation through another, non-Wyndham non-timeshare company.
  • Limited availability for timeshare owners at many destinations, but space at the same destination is available for non-Wyndham timeshare owners in the same time period.

You’re not alone with these complaints either as a simple Google search for “Wyndham timeshare complaints” on Google returns several negative reviews on various websites:

  • 838 Complaints on the BBB as of 5/26/2021 and an aggregate 1 out of 5-star rating.
  • Aggregate 1 out of 5-star rating by Consumer Affairs out of 117 consumer reviews as of 5/26/2021.
  • Aggregate 1 out of 5-star rating by Yelp out of 178 consumer reviews as of 5/26/2021.

Luckily, if you’d like to exit Wyndham timeshare, you have options.

Certified Exit – backed by Wyndham™

Unlike many other timeshare companies, Wyndham offers some of its owners an exit option directly through its Certified Exit – backed by Wyndham™ program. This relatively new program replaces the previous “deed back” program called Ovation by Wyndham.

These programs were designed to help you get rid of Wyndham timeshare safely, quickly and cheaply. According to Wyndham, the company has helped owners successfully exit from more than 85,000 contracts over the last five years.

You May Not Qualify for the Program

Although these programs are advertised as the best way to get out of Wyndham timeshare, the fact of the matter is, not all owners will be able to take advantage of them to completely rid themselves of their timeshare and all associated debts and fees.

For example, if you owe a mortgage on the timeshare, it will likely be extremely difficult to sell your timeshare through one of Wyndham’s featured resellers until the loan is paid off. Why would someone want to buy a timeshare with a loan on it if you can buy the same timeshare on eBay for less than $1,000 without a loan?

If you opened up a new credit card outside of Wyndham when purchasing the timeshare, you likely won’t be able to cancel that debt when attempting to deed back your timeshare to Wyndham. That debt is now held with a completely separate 3rd party.

Getting out of any debt you have directly with Wyndham instead of paying the debt off may also be difficult if you’re not facing a personal tragedy of some sort. This is where timeshare exit attorneys may be able to help you cancel Wyndham timeshare if you feel were lied to or deceived during the timeshare presentation. These lawyers specialize in holding timeshare developers accountable for statements made while the timeshare was being sold.

How To Find a Reputable Timeshare Exit Company

Our website was created to help timeshare owners find a reputable timeshare exit company that may be able to help them resolve their timeshare issue. Our #1 recommendation when shopping for a timeshare exit company is to work with one that offers an escrow payment option. When you pay a timeshare exit company with an escrow payment option, the timeshare exit company isn’t paid in full until after the timeshare issue has been resolved. Learn more about escrow payment options and why they’re important here.

Some other things you may want to consider when choosing a timeshare exit company include:

  • A rated with the BBB with few complaints
  • Several years in business
  • A physical office address rather than a PO box
  • A professional looking website
  • A written contract for any services rendered

View the top timeshare exit companies here.

Wyndham will likely advise you to never work with any timeshare exit company because Wyndham has no interest in getting into legal battles over its sales practices. The timeshare developer has been involved in several class action lawsuits for its sales practices in the past. Take a look at a few of them below:

Wyndham Class Action Lawsuits

Typically, you won’t need to do anything to receive compensation from one of the class action lawsuits. If the courts deem you eligible to receive compensation from the lawsuit, you should receive a check in the mail.

If you’d like to do more research on each class action lawsuit, have a look at the following:

Carolyn Nolen, et al. v. Wyndham Vacation Resorts Inc., et al., Case No. 6:20-cv-00330-PGB-EJK, in the U.S. District Court for the Middle District of Florida.

David DuBose, et al. v. Wyndham Vacation Resorts Inc., Case No. 1:20-cv-01118-UNA, in the U.S. District Court for the District of Delaware.

Deneen, et al. v. Wyndham Vacation Resorts Inc., Case No. 1:19-cv-05499, in the U.S. District Court for the Northern District of Illinois.

David J. Kriens Sr., et al. v. Wyndham Destinations Inc., et al., Case No. 6:19-cv-01650-RBD-EJK, in the U.S. District Court for the Middle District of Florida at Orlando.

Selling Wyndham Timeshare on the Resale Market

Selling your Wyndham timeshare on the resale market may be an option if you do not owe a mortgage. We typically like to recommend the following low-cost resale platforms when selling Wyndham timeshare:

  • Craigslist (free)
  • Ebay ($50)
  • Myresortnetwork.com ($34.95)
  • tug2.com ($15/year membership)
  • Redweek.com ($59.99 – $125)

If you’re able to find a buyer on one of these platforms yourself you can save on the costs associated with hiring a timeshare resale broker. You’ll need to figure out how to transfer the timeshare to the new buyer all by yourself though, which can be dauting for those new to selling timeshare.

For a hassle-free selling experience, you may want to use the services of a timeshare resale broker instead. A broker will find a buyer for you, but will likely take around 50% of the final sales price as a commission. Wyndham works with several featured timeshare brokers that would likely be a good option. These brokers will likely be recommended to you if you choose to reach out to Wyndham directly through its Certified Exit program.

Common Timeshare Resale Scams

Always watch out for companies that want to charge you a high up-front fee before selling your timeshare. Usually, these scams will say they will “advertise” your timeshare on their website until a buyer is found. The problem with these scams is that your timeshare will be thrown on a website that doesn’t get any website traffic and is grouped up with thousands of other owners who still haven’t found a buyer for their timeshares.

A licensed timeshare broker or one of the websites shown above will almost always be your best option when attempting to sell a timeshare. Make sure to check the timeshare broker’s license with the state before engaging with a timeshare broker’s services.

How To Get Out of a Wyndham Timeshare Presentation

If you’ve ever visited a popular vacation destination such as Orlando, Las Vegas or Branson you’ve likely come across a timeshare salesperson at one point or another. Timeshare salespeople will typically try and lure vacationers into taking a 2-hour timeshare tour in exchange for free show tickets, gift cards or other free gifts. Although the gifts can be enticing, it’s usually not a good idea to go on the tour unless you actually plan to buy because timeshare salespeople are some of the best salespeople in the world.

If you think you can handle saying “no” and want the free gifts though, there are a few things you can do to get out of a Wyndham timeshare presentation quickly and without owning a timeshare.

  • Don’t ask questions. The more questions you ask, the slower the presentation will go.
  • Don’t treat the salesperson as your friend. The salesperson is not your friend. The salesperson is attempting to sell you a ‘product’ for several thousand dollars that you could easily buy online on eBay or Craigslist for $1.
  • Set an alarm on your phone. If the presentation was advertised as being two hours, set an alarm on your phone to go off after two hours. Show the timer to the salesperson and let them know they’ve run out of time.
  • Don’t divulge personal information about yourself. The more information you give the salesperson to work with, the more info they’ll have to use against you.
  • Don’t drink alcohol. This usually leads to poor decisions you wouldn’t make when you’re sober.
  • Practice being mean. This is the hardest part for many who attend a timeshare presentation. We grow up learning to be nice, so we’ve been trained not to interrupt and not be rude to those around us. Just remember that the salesperson is not your friend. The salesperson is your enemy. You don’t need to be nice to your enemies.

Summary

In summary, it’s much easier to get out of a WorldMark, Wyndham or Shell timeshare in 2021 than it used to be. Prior to 2016 many timeshare developers did not have any sort of “deed back” program available to owners looking to exit Wyndham timeshare. Now, most of the larger timeshare developers do.

The common trend among most timeshare developers is that they’re unwilling to take the timeshare back until the mortgage is completely paid off. If you find yourself in a situation with a high mortgage and you’d still like to get out, you may want to speak with a recommended timeshare exit company instead.

Global Timeshare Attorneys Review

Global Timeshare Attorneys is a corporation based in Costa Mesa, California that has been helping clients exit their timeshares since 2019. They claim to be affordable attorneys that are at your service to release you from unwanted contracts and legal issues with your timeshare. Though they happen to be fronted by a legal team, that doesn’t necessarily guarantee they’ll be better than the other timeshare exit solutions on the market. Do their credentials actually set them above the rest?

Global Timeshare Attorneys Website Review

Our immediate first impression of their website isn’t very promising. Their landing page layout is incredibly outdated and looks more like a website that was created two decades ago rather than two years. Their logo is fine, but the rest of the font on the first page doesn’t match and there are large text-boxes with bolded print to boast their success rate and money-back guarantees.

These text boxes are extremely outdated and they are placed over a tacky stock photo of a corporate building to, we assume, assure the customer that they mean business. Below this is a large embedded video of what Global Timeshare Attorneys do and how they can help you, done in the style of those ‘draw my life’ videos from back in the day. They depict cartoonish characters being drawn by a hand with a sharpie as they go through the motions of getting their timeshare canceled.

This landing page is already not setting us up for success, and it is only further ruined by a crowded section at the bottom that details their location, contact info, and alleged credentials. Upon navigating to their contact section, you’ll find a standard contact form along with those repeated promises that they have a 100% success rate, Money-back guarantees, and that they’ve helped 2,500 clients end contracts in the last year.

If you’re hoping for more detailed information on their ‘our services’ page, you’ll be out of luck there as well. They once again reiterate that they have a 100% money-back guarantee, but that is nowhere near as comforting as an escrow payment option. We like to recommend companies that offer escrow payments as they provide clients with the security of knowing their contract will be dissolved before the company is paid in full. Learn more about the benefits of escrow payments here.

Scrolling further, you’ll find a lot of filler detailing how difficult timeshare contracts can be to dissolve but their services can help relieve you of that burden. This isn’t comforting at all and actually can draw clients away if they feel like they’re only being sold more of a scam. Clients looking to get out of their timeshares are seeking out a helpful company that makes them feel safe, and tons of filler and promises isn’t going to make your credibility any better.

‘How It Works’ offers very little as well with some vague step by steps of how the process will go, as well as infographics detailing timeshare costs. This whole page is a mess and offers nothing at all in the way of helpful information to release you from your timeshare. In our opinion, this entire page could have been removed from the website to reduce clutter, or filled with more detailed information about their services.

Approaching their ‘Legal Team’ section doesn’t offer more than a single lawyer by the name of Marilyn Thomassen, which we can find through their BBB is the firm that owns the business. They offer details about Thomassen’s 25-year career as an attorney and her experience in multiple facets of law, but paired with the barren legal team page it falls short of impressive.

They offer one more page in hopes of selling clients on their credibility, as they provide a section of resources. These are nothing more than links to news articles about timeshare scams and timeshare costs. All in all the entirety of the website is underwhelming and does very little to assure potential clients that their case will be handled efficiently in the hands of Global Timeshare Attorneys.

Global Timeshare Attorneys Reviews

Their Better Business Bureau profile is scarce when it comes to reviews, only offering two to speak of. Those two happen to be 5-star reviews and have led to 5 out of 5 ratings on their BBB profile. This isn’t promising, however, as they also have two filed complaints on their profile as well.

The first complaint details a guarantee/warranty issue that challenges this promised 100% money-back guarantee that Global Timeshare Attorneys felt the need to boast on every page of their website. This customer alleges that they went months after the initial consultation without contact and that they were met with no answers when they attempted contacting the company. They were bombarded with collection calls about their timeshare during this time and being unable to get through to Global Timeshare Attorneys, they were forced to speak with collections themselves.

They claim that the agency alleges they’d never been contacted by an attorney or anyone else attempting to resolve their contract. They also claim that when they tried to make good on the 100% money-back guarantee they were denied with a statement that if they were given their money back, everyone else would want their money back too. Global Timeshare Attorneys responded that they have been in contact with the resort and can’t give the refund because the client refused the settlement that they’d reached.

The client then alleges in return that they received no offer or information from the company and that any claims made otherwise are deceitful. The second complaint is very similar and seems to fully challenge this money-back guarantee. This is why we highly recommend companies with escrow payment options, so innocent clients aren’t scammed out of more of their money.

Much of the same can be found from their Google Reviews as well, with a 3.3 rating that is entirely due to a 1-star review alleging the company took their money and did nothing to contact them for resolution of their timeshare contract. The other two reviews seem to be a mistaken review for a pizza joint and a positive 5-star review for the actual company.

Global Timeshare Attorneys Review

While we are given no concrete idea of what their costs and fees look like, disgruntled reviews seem to suggest that the charge is upward of a grand. This is highly concerning, especially if you factor in the reviews that state money was taken and no resolution was met. Escrow payments are invaluable for this reason as they offer security to the client that their money will be returned to them should the company not deliver on its promises.

Clients shouldn’t be bled of their money from their timeshare and from the company that you’ve entrusted to release you from your contract. Before you make any initial contact you need to do your research to ensure that none of your money is being given over to companies that won’t do the job they are promising. You shouldn’t be scammed while trying to get out of a scam.

Summary

There is very little to redeem Global Timeshare Attorneys as a credible resource for a timeshare cancellation. They offer little to no substance on an outdated website, so you aren’t even made entirely sure of what their company can do for you before you’re given a contact form. There are no guarantees that your consultation is free or that you’ll be given any resolution before the aren’tmoney is exchanged. This is a huge red flag.

The term ‘attorneys’ also feels misleading when you are led to a legal team page with only one attorney present on it. Thomassen’s firm is of course related to this company, but there isn’t much information given unless you dig for it to find out who else you might be working with. This feels misleading and doesn’t offer much in the way of credibility.

There is no information provided on costs or fees, so you are expected to contact them and set up your contract with no idea how much it’ll cost you until consultation. This is also a huge red flag. Money should never exchange hands without the client being sure their needs will be fulfilled. There may be a couple of good reviews but having only been in practice for two years and to have 2 complaints and a bad Google review with very few positive reviews, does not make this company look good.

All three bad reviews commented on the alleged 100% money-back guarantee, stating that it isn’t a guarantee at all and their money is still being held by the company with no resolution. From what we can see Global Timeshare Attorneys is a company that hides behind the promise of professional legal aid, without delivering anything of substance. You’d be much better off with a company that offers upfront and honest solutions, information, and credible resources.

You should also be sure that whatever company you get to handle your contract, your money is secure and will not be released before a solution has been met.

Mexican Timeshare Solutions Review

Mexican Timeshare Solutions is a timeshare exit company located in Hayward California and has been in business since 2012. They started their business in 2009 but they claim to have over 25 years of experience in this industry among their fifteen professionals on staff. They cater specifically to those who have been scammed by timeshares to help release them from contracts they feel stuck in.

But do these claims of experience hold up against what they can actually offer you?

Mexican Timeshare Solutions Website Review

Their landing page seems to be solid and straightforward. It certainly isn’t anything that will immediately catch the viewer’s attention, but it also doesn’t distract potential clients with flashing scripts, tacky photos, or gimmicky slogans. The running theme we’ve found for most timeshare exit websites is the mixture of cool blue tones and white, to help ease the potential client before they’ve even contacted the service.

There is a small pop-up box in the right-hand corner that can be a bit annoying as it also will flash a message in your tab when you navigate to others. This is a small notification from customer support, stating that you can reply to that message at any time and they’ll help you out. This is a helpful feature, but the flashing message remaining or popping back up even after you’ve minimized it can be frustrating.

They are upfront in their marketing as soon as you enter the landing page, claiming they will cancel your timeshare with no upfront fees while also offering a free consultation. They also claim to have a 100% cancellation rate and that they have canceled nearly 14000 contracts. These are nice guarantees, as their promises do include that you’ll not have to pay anything if you don’t get results which sound very similar to an escrow payment option. We like working with companies that offer escrow, as it is the only sure-fire way to ensure your timeshare is canceled before a cent of your money is released to the company. Learn more about escrow payments and why they benefit you here.

If you wander over to their ‘About Us’ section, you’ll find some description about how they’ll help you cancel your contract but don’t provide many concrete details. Something promising though is that they provide LinkedIn profiles for some of their consultants and the company itself, giving them a small boost in credibility. They do use the phrase contingency basis when talking about their work, which can be promising as long as you can be assured you don’t have to put any money down unless things are resolved.

It is a bit odd that you can’t find their owner’s name on the website, but if you look at their BBB profile, you’ll find that the president of the company is Mr. Joe Gonzales. Though even a quick google search won’t bring up much in the way of finding out who he is and what his credentials are. They also claim to have 10 employees and that they are located in Hayward, California, but most of the LinkedIn profiles of their employees are based out of Mexico.

They do offer a pretty detailed blog section with many interesting titles such as Timeshare Lawyers, Timeshare Resorts are Abusing Their Clients During COVID-19, and Different Names Used In the Timeshare Industry. There are 18 pages full of informative blogs that can answer a multitude of questions you might have prior to contact, so it may turn out to be an invaluable resource to a potential client.

One of their standout features is their ‘Resort Blacklist’ section, which offers a forum for timeshare owners to discuss their experiences with different resorts and their complaints. They have listed thirty-one resorts with complaint numbers from only 7 to 520. This can be incredibly helpful to those who have timeshares with one of these resorts and are looking for validation or other information to help them get out of contracts.

They also offer a thorough FAQ section and an eight-page testimonial section that includes a video of satisfied customers. They have 75 testimonials available on their website for you to peruse to help boost their credibility.

All in all, it seems that their website though it may be lacking in finer details about the staff and owner, offers a variety of information that can be valuable to those seeking a timeshare exit. It is clean and well organized, ensuring that clients don’t have to hunt for the information they may be looking for.

Mexican Timeshare Solutions Reviews

While their website hosts 75 glowing reviews from happy customers, as well as a detailed video of testimonials, one of the best places to look for honest reviews is their BBB page. They have an overall score of 4.67 out of 5, though they have maintained an A+ rating. Their reviews may be a bit scarce on the BBB website, with only twelve but they do offer at least one review that isn’t perfect.

While you wouldn’t base your experience off of a single bad review, it is important to see what others may have gone through when using the company. A quick Google search will also offer up some pretty concerning information that this timeshare exit company is actually a scam. While we cannot confirm or deny these allegations, it is worth some more research before you decide to get yourself involved with this company.

Their reviews on their website are organized by which resort their clients were canceling from, which can actually be a helpful resource for others who might be in the same boat. These reviews claim that MTS was timely, thorough, and efficient in getting their contracts canceled with little no hassling and plenty of integrity. We of course aren’t entirely sure of the validity of these claims, but with 75 reviews on their website and 11 on the BBB that are all positive it does bode well for MTS.

Their bad review does detail that their business address leads to the location of a salon and massage parlor rather than an official office building. This does seem incredibly fishy and if you google the address, you will indeed come up with Amber Beauty Plus rather than the company you’re looking for.

Always be careful when you’re going to reach out to one of these companies and never give off important information unless you’re sure the company is credible. More information about how to spot timeshare scams here.

Mexican Timeshare Solutions Cost

There is no upfront information about costs or fees, which doesn’t actually comfort us much. They make many claims on their website that you won’t have to pay a single thing unless they can successfully release you from your contract, but they don’t tell you what you’ll have to pay if they do. There is also the claim that all of their work is contingency-based, so you don’t have to pay if no work has been done on your case.

While this may seem like a good thing, we really only want to consider companies that offer escrow payment options. Your fees shouldn’t be hidden behind walls until you get out of your contract and then are suddenly slapped with a huge bill. You should know everything upfront and even if you don’t pay right away you should know what your bill is going to come out to.

Summary

While the website for Mexican Timeshare Solutions does seem thorough and helpful with plenty of reviews, blogs, and complaints filed against certain resorts, there does seem to still be something fishy about this company. Googling them doesn’t bring you an official office address and their BBB profile gives an address of a hair salon that is sandwiched between tax offices. This isn’t comforting for the potential client who is accessing their company from another state and cannot go to the office itself to poke around.

Though their reviews seem to be glowing, that same Google search will also come up with several articles about potential scams related to Mexican Timeshare Solutions. While you do have to take everything you read on the internet with a grain of salt, it is probably not wise to put all of your eggs in MTS’s basket without being completely sure of their credentials. The BBB is typically a good resource for vetting companies such as this one, you do need to be wary.

If you are going to get anything from this website, it is to use their resources to your advantage. Even if you don’t decide to go with their services to help you get out of your timeshare, their blog section and resort blacklist can be mined for information that can ultimately help you.

All in all, we would say that MTS is probably a company you’ll want to skip when it comes to timeshare exit solutions. They offer a good amount of advice and helpful information, but their credentials are sketchy enough to keep potential clients at bay and give reviewers like us red flags.

Can You Get Out of a Diamond Timeshare?

Owning a Diamond timeshare can provide you with years of enjoyable vacations, but at some point, you may find yourself wanting to get rid of Diamond timeshare. This can be a tricky task because most timeshares decrease in value significantly after purchase. Many timeshare owners have difficulty giving away their timeshare for free. This is why there are hundreds of timeshares being advertised by current timeshare owners on sites like eBay and Craigslist for as low as $1 with no buyers.

Some Diamond timeshare owners have found success with giving away their Diamond timeshare by offering to give prospective buyers a $500 – $1000 Visa gift card along with the sale in addition to paying all closing costs and transfer fees. This can make your advertisement stand out from others and increase the number of offers you receive.

Even with these added incentives, it can be hard to find someone that wants to buy your timeshare or take it for free, especially if you’re not advertising it in the correct places. As May 14, 2021 the best places to advertise a timeshare for sale online include:

  • Craigslist (free)
  • Ebay ($50)
  • Myresortnetwork.com ($34.95)
  • tug2.com ($15/year membership)
  • Redweek.com ($59.99 – $125)

These site’s all have one thing in common – low up-front fees.

Watch Out For High Up-Front Fee Timeshare Resale Scams

If you’re looking to sell your timeshare you may come across a few websites offering to “advertise” or “list” your timeshare on their website for a high up-front fee. These are scams designed to take your money. Typically, you’ll pay the high up-front fee and then your timeshare doesn’t sell. These websites do not have your best interests in mind. They’ve already been paid their up-front fee so they have no incentive to actually sell your timeshare after you become a customer.

You may have also been called out of the blue by someone offering to buy your timeshare. Typically, this person will offer to buy your timeshare at a higher price than what you paid for it. They’ll ask you to pay an up-front fee to cover things like “taxes” or “transfer fees” and once they collect this up-front fee, they’ll disappear with your money and you’ll still own your timeshare. If anyone offers to buy your timeshare for more than what you paid for it, it is almost always a scam. Why would someone buy your timeshare for more than what you paid for it if the same timeshare could be purchased on eBay or Craigslist for $1?

How To Complete the Sale of a Diamond Timeshare

To complete the sale of a Diamond timeshare, your timeshare will almost always need to be paid off first. You should also be current on any maintenance fees. If at one point you fell behind on your payments, it’s a good idea to make sure your timeshare has not entered the foreclosure process as well. A simple call to Diamond before the sale should be able to answer most of your sales related questions.

Timeshare Resale Brokers

Similar to a traditional real estate agent, a timeshare broker may be able to help with the sale of your timeshare. Timeshare brokers are licensed by the state, so they are usually very trustworthy.

Timeshare brokers typically work on commission and do not charge up-front fees. In some states such as Florida, it is actually illegal for a timeshare broker to charge an up-front fee. Because timeshares are usually much harder to sell than traditional real estate, a timeshare broker will usually charge a much higher commission of around 50% of the sales price.

The problem with using a timeshare broker to sell Diamond timeshare is that many timeshares will not be worth enough to make it worth their time. For example, if your timeshare is only worth $1, a timeshare broker would only make 50% of that off the sale. This is why many timeshare brokers focus on high value timeshares in Aruba, Hawaii and Colorado when the sales price can be several thousand.

However, if you’re able to find a buyer for your timeshare yourself, you may want to seek the services of a licensed timeshare broker to help complete the sale. This isn’t required, but it can help provide a smooth transition for both buyer and seller.

Brokers will typically perform services such estoppel requests for buyers and sales agreements for sellers. Estoppel requests show buyers that the seller owns what he/she says they own. Sales agreements outline everything the buyer will receive along with the sale in writing to prevent any disputes after the sale. For example, a sales agreement can outline if the buyer will receive use of the current year’s timeshare time. It may also include legal language that can protect each party.

Can You Give Diamond Timeshare Back to Diamond?

In some cases, you may be able to give your timeshare back to Diamond. This is typically your best option if you’re unable to sell your Diamond timeshare points for any sort of small profit on a site like eBay or Craigslist. Diamond’s “deed back” program is called Transitions™ by Diamond Resorts.

Your timeshare will typically need to meet the following criteria to qualify for Transitions™:

  • Be paid off and current on maintenance fees.
  • No future reservations scheduled. Does not apply to fixed week/fixed unit deeded week owners.
  • EU Collection Diamond owners do not qualify for this program as of 5/24/2021
  • Timeshare could not have been purchased on the resale market

We always recommend contacting Diamond first before engaging with any third-party timeshare resale or exit company. Giving your timeshare back to Diamond will almost always be the safest, low cost option to cancel Diamond timeshare.

Get rid of Diamond Timeshare with a Timeshare Exit Company

If you’re unable to sell Diamond timeshare and can’t give it back to Diamond directly, you may want to reach out to a few timeshare exit companies to get rid of Diamond timeshare. Timeshare exit companies came in to existence because of how many timeshare owners failed to sell their timeshare or give it back to their timeshare company directly.

Most timeshare exit companies do not attempt to sell your timeshare. Instead, they use various tactics and techniques to encourage your timeshare developer to take your timeshare back and stop your maintenance fees. Sometimes this will involve lawyers. Other times it won’t.

No matter the method used, you shouldn’t expect to receive any proceeds from a sale if you choose to work with a timeshare exit company. In fact, you’ll likely need to pay several thousands of dollars just exit Diamond timeshare. Take a look at the average cost to get out of a timeshare here.

Tips to Avoid Getting Scammed By a Timeshare Exit Company

Similar to the up-front fee scams prevalent in the timeshare resale industry, several timeshare exit scams also exist in the timeshare exit industry. There have been several timeshare exit companies that promised timeshare owners they’d be able to cancel their timeshare, but instead never cancelled the timeshare and simply kept the money instead.

To avoid common timeshare exit scams, we typically recommend owners use a timeshare exit company that offers an escrow payment option. When you pay with escrow, the timeshare exit company does not get paid in full until after the timeshare has been cancelled. Learn more about escrow and why it’s important here.

Some other tips to avoid scams in the timeshare exit industry include:

  • Avoid companies that do not have an online presence. If the company doesn’t have a website, it’s likely a scam. Online ratings and reviews of timeshare exit companies can help with this research.
  • Avoid companies with a poor BBB rating or no rating.
  • Avoid companies that do not have a track record of successfully getting timeshare owners out of their contract.
  • Always get everything in writing! A contract is always a good idea when engaging with a timeshare exit company.
  • Always shop around. Prices can fluctuate significantly by company.

Closing Thoughts

It is certainly possible in 2021 to get rid of a Diamond timeshare if you no longer wish to be an owner. Engaging with Diamond’s Transitions™ program will almost always be the easiest and safest option, but if you’re unable to pay off your loan you may need to seek alternative options. Cancel Any Timeshare Review

Cancel Any Timeshare, also known as Vacation Ownership Consultants LLC is an attorney-based timeshare exit company located in Scottsdale, Arizona. They have been in business since 2014 and they pride themselves on an alleged 100% success rate, as well as their attorney-based services. While having attorneys be the base of the company would typically put a lot of people at ease, does that make this exit company more trustworthy than others in the market?

Cancel Any Timeshare Website Review

The first impression you get from their website’s landing page is that it is busy. The page is cluttered with a plethora of information, images, links, and videos that are intended to draw the eye. They draw the eye a bit too much as you’re not quite sure where you should be looking first. Immediately you know that they are an attorney-based company which is a comfort for those who feel more at ease knowing that a licensed professional is handling their case.

They claim immediately to be easy and affordable and provide a welcome video, so you can get a feel for who they are and what they do right away. The unfortunate downside is that the link to the video no longer works and has yet to be updated with a new video. A broken link as the first impression is already kind of setting the site off on the wrong foot, but there’s certainly more to look at.

They have a link below the broken video that says to check your eligibility and that link leads to a very thorough eligibility form. This is a nice addition as it is something you don’t find very often. Usually you have to make contact with the exit company first before you determine your eligibility.

If you scroll further on their website you’ll find their dedication to consumer protection, complete with a stock image of lady justice with her weighing scales. They want any potential clients who might be skeptical that they can have their contract dismissed, not to be deterred by what they think is a binding contract. They assure clients that they will look for every loophole, potential breach, mistake, or potential fraud to help you get free from your contract.

Scrolling again you’ll see they offer a few options in terms of the services they provide. They offer deed transferring, timeshare termination, timeshare cancellation, and help with document research. Below this section you’ll find another form to fill out if you want to contact them for a consultation. They also include infographics of how much clients are overpaying and how mortgage rates and maintenance fees skyrocket over time.

Their landing page is certainly cluttered with information, but the information isn’t just filler. You can find some helpful gems if you read thoroughly. In one of the sections they mention a full money back guarantee if they can’t win or get you out of your contract. Below that you’ll find two pricing plans for termination and cancellation, though if you follow the learn more links for each you won’t get too much extra information about costs. Following the termination link, the only valuable information I was able to find was that they offer 0 down and 0% interest payment plans to certain clients but you have to schedule a consultation to hear how you might qualify for those. Relatively the same happens if you follow the cancellation link as well.

Their “About Us” is underwhelming as it essentially details how long they’ve been in business but nothing about those on staff or the specifics of how they conduct their business. To find out who is on staff you’ll have to find their BBB page where you can see that there are three people mentioned who manage the business. These individuals are Jeremy Russo, Michael Cantrell, and Kira Fairbank, and there isn’t much information available beyond that unless you search their LinkedIn pages, which don’t give you much either.

Overall the website doesn’t have too much going for it, but it is solid enough and leads you directly to a consultation and proper eligibility forms. It seems the website is more to lead potential clients to the avenues to contact those on staff. Further than that, you’ll have to find out the answers to your remaining questions when you contact them.

Cancel Any Timeshare Reviews

The reviews you’ll find on their website are all organized in a convenient Reviews tab that seems to be the most efficient and forthright part of their website. All of their reviews are sectioned off depending on where they come from, so you have a Yelp section, BBB, Facebook, and TrustPilot. They also have links in each of these sections that lead you to their profile on these websites for further reviews.

Of course all of the reviews featured on their website are positive so they don’t really present an unbiased representation of their services, but if you go to the links they’ve provided you can see that largely their client response is positive. Some other members of the group are mentioned by name such as Raymond Reese and Wendy Draskovic, so at least we know there are others on staff that clients can search to find credentials.

The overwhelming consensus seems to be that this service is efficient, treats their clients with dignity, and makes the process quick and painless. This is a good sign as there are many exit services on the market that try to milk as much time and money out of their clients as possible by drawing out the process. Though we don’t know for certain if this is true, it seems to be the general review that working with Cancel Any Timeshare, or VOC as they are also known, is easy and takes the pressure off.

If you dig a little deeper, you will find that they have a 4.9 overall rating on both Angi’s list and the BBB website. They have 0 customer complaints though and the only “poor” rating is a 4 star that still details the client having an allegedly good experience with the service. Angi’s list while at a 4.9 rating, doesn’t allow you to see the lower rated review so it can’t be said what that entails.

Overall they seem to have a solid customer base and good reviews due to diligence, efficiency, and solid work ethic.

Cancel Any Timeshare Cost

Once again we aren’t given any details on how much their services cost aside from the promise of a possible 0 money down 0% interest plan for those who qualify. It is unfortunate you aren’t given the details on the website of what qualifies you for this plan, but instead you have to speak to one of their representatives first. This seems like a bit of a waste of time, but they do try to get the majority of your information in their initial forms so they can tell you upfront whether you qualify or not for their services.

We also would have liked to see the mention of an escrow payment option as this is the safest and most efficient way to put money down for a service like this. An escrow payment ensures that no money is given to the service until their part of the bargain has been completed. If you want to take some time to weed through reviews for more information on payment options, costs, and fees you won’t find very much there either.

It seems your best bet is to fill out their contact form and wait to speak with one of their representatives at a later date.

Summary

It seems that overall Cancel Any Timeshare makes hefty claims to be a fast and efficient service that will help get you out of any timeshare with little hassle. The nicest part is that they seem to back up those hefty claims with glowing customer reviews, plentiful information, and an efficient website despite a few unfortunate glitches.

There may be some heavy-handed paragraphs that don’t lead to much important information, but this service makes up for it in their good customer service and thorough forms. It does seem the best way to get all of the information you’re looking for is to contact them, so it can be a bit bothersome if you’re someone who wants answers quickly.

We do think that there should be more attention paid to giving potential clients more information about pricing, who’s on staff, and general credentials so they don’t have to go digging for it themselves. This would just take their website and the overall credibility of the service up a notch. Without these additions they may be losing out on potential clients who won’t take the time to check out their testimonials. Those individuals need more information to chew on before they make a decision about the service they’ll be using for their timeshare troubles.

All in all they seem to be a solid group that is backed up by qualified attorneys and a great customer base.

Timeshare Termination Team

Timeshare Termination Team, formed in 2011, is a veteran owned company formed that was co-founded by former Marine, Brian Wilbur and his wife, Holly. The timeshare exit company is headquartered in Aurora, Colorado and has 2 additional locations in Tampa, Florida and Tempe, Arizona at the time of this review. Their CEO is Joanna Brown.

This timeshare exit company offers a unique “You First Approach™” that includes a Straight Facts Guide™ that provides education, insights, and knowledge so a potential client can make an informed decision about what to do with their timeshare. Secondly, the approach offers a Money-Back Exit Guarantee ™ that will safely, legally, and permanently get you out of your timeshare. Lastly, it includes a Step-by-Step Exit Map™ that outlines the process and how the exit process will work for their client.

And to make our readers aware and for transparency, upon reviewing their business profile, we also noticed that this company is also known as Vindaloo Travel Network, LLC. other than an alternate business name, there is nothing else significant to report as using alternate business names in any industry are common practice.

An Analysis of Timeshare Termination Team’s Website

First impressions of the Timeshare Termination Team’s website is that it utilizes a modern, mobile friendly website that makes it easy to find information. A visitor is immediately greeted with a form with a request to complete if you are ready to be financially free of your timeshare.

Along the top and bottom is plenty of navigation that will bring you to additional areas full of information including links to the social media sites which include Facebook, Linkedin, YouTube, Yelp and Google. You can also find some of their interviews, also posted on YouTube here on the “Experts” page.

We always like to check out the “About Us” and found more about the company and the team on the “About Us” page and the “Our Team” page.

This gives us some insight into learning more about the company and who is behind it. On the main landing page for “About Us” they quickly describe why the company was formed and why it was formed. We found a list of company values:

  • We live integrity.
  • We value people.
  • We bring passion.

Under each value, is a brief description of each. Right off the bat, you get a sense that this is an emphatic company that understand the financial stress and dilemma their potential client may be in.

After getting a sense of who and why, we jump over to their “Our Team” page so we can hopefully see faces and names of their team. We were not disappointed as the page is full of names and pictures each clickable that brings you to a separate page that contains a blurb and a quote about each person. Some are populated with the extra information and some are not.

We also noticed that the company has two in-house attorneys, so it appears the company does not outsource the legal portions to an outside vendor.

Overall, a great “About Us” page. It appears that the company has a small team. We took a quick look at their LinkedIn profile and do see the company has a total of 15 employees listed on LinkedIn.

Our second stop is the “Client Testimonials” page found under the “About Us” page. The page contains some very nice lifestyle pictures along with quotes from former clients. Honestly, the pictures seemed so nice, its hard to know if they are actual pictures of the reviewers but we cannot confirm and will assume they are genuine.

The company refers to testimonials as “Freedom Stories” which has a nice “sound” to it and admittedly, Timeshare Termination Team has a nice way of displaying the testimonials which feature a quick blurb, pleasing pictures and a link to a professionally made video of the happy client providing their testimonial. This company may have a nice marketing budget which allows for such polished testimonials and pictures. We also noticed the same videos and testimonials are cross posted on other platforms such as Facebook and YouTube.

Overall, the company website has plenty of information to help educate and steer people away from potential scams. We found lots of call to actions to complete their form for a FREE consultation which is great because every situation and contract is unique so its best to discuss your specifics with any timeshare exit company as there is not a “one size fits all” exit approach.

Timeshare Termination Team Reviews

As mentioned before, Timeshare Termination Team features video testimonials of customers positively reviewing their services. This speaks highly of the company’s reputation due to the amount of effort such customers had to have put in to express their gratitude towards the business. The company also links to outside reviews, showing confidence in their own reputation. You can find the links to Yelp, Facebook and Google along their bottom navigation.

Reviewing “off-site” reviews is a great way to learn more about the company and overall, Timeshare Termination Team reviews are very positive.

As of 2/20/2021, Timeshare Termination Team has an “A+” ranking on Better Business Bureau (BBB) specifically for their Colorado location. The company currently has a 4.74 star rating out of 5 and only 27 reviews. The oldest rating is 2018 and have zero complaints.

We looked at the lowest rating and it seems like the low ratings were due to scheduling issues:

The Timeshare Termination Team responded and apologized for the misunderstanding. See below for the company’s response:

Timeshare Termination Team also has a second BBB page for their Tempe, Arizona location.

The company currently has an A+ rating along with a 5-star rating based on one review. Both BBB locations show that this company has been in business for 9 years.

We did not see a link from the company website to TrustPilot ratings however the company is rated high with a 4.4 star rating out of 5. The company has 15 reviews with 87% of them rating “excellent” and 13% of them rating Timeshare Termination Team as “great”.

On Google, Timeshare Termination Team has 2 sites for Google ratings. If you want to review the Google ratings for Colorado, be sure to type in, “Timeshare Termination Team, Colorado” so you are brought to reviews for the headquarters.

As of February, the company has 24 reviews with a 4.7 star rating out of 5.

The Arizona location shows one review and its only a 1 star. The reviewer complained about not receiving a timely response, however Timeshare Cancellation Team noticed that the reviewer was not in the company’s system and that perhaps the reviewer confused them with another timeshare exit team. To date, the comment remains on Google.

Overall, the reviews are very positive and in accordance with this company’s value statements. We see a lot of comments mentioning great customer service, all questions were answered and a dependable staff.

We also noticed that Brian and Holly, the co-founders are highly involved in networking in the Colorado area as reviewers mentioned meeting one or the other at events like Race for the Cure, Taste of Colorado, Trade Shows and other networking and community events.

Timeshare Termination Team Cost for Services

The Timeshare Termination Team cost is not displayed online. This is like other timeshare exit companies due to the individualized nature of the services timeshare exit companies provide. Costs for timeshare cancellation services vary based on many factors, and so fees vary on a case-by-case basis and the Timeshare Termination Team company mentions this in several places on the company website.

Also, at the time of this review, upon a page refresh we received a pop up in the bottom right corner displaying a message, “This month only: Get a Maintenance Fee Credit. Learn More.”

We clicked on it and was taken to a form to complete for FREE consultation.

Regarding the free maintenance credit, the offer was that if you terminated your contract with Timeshare Termination Team “this month” which at the time of this review was February, you will get what you paid for in 2020-2021 maintenance fees back in the form of a credit towards the cost of services. While a nice offer, this appears as though the company does have up-front fees for services.

We were able to locate a December review where an unhappy client mentioned the timeshare termination team cost of $4,000.

Another client mentioned it was not a “cheap” process but was well worth it. In all fairness, we do not know the specifics of the cases and we understand that every case is different so costs will be based on the client’s unique case. However, we do recommend using a company that offers escrow services instead of paying fees up front.

Timeshare Termination Length of Process

Like most Timeshare exit companies, a timeframe is not listed on the website.

However, we found some insight from reading customer reviews where times frames were vaguely mentioned to be several months to “quick”.

One Google reviewer cited 14 months:

Timeshare Termination Team’s 100% Money Back Guarantee & Concluding Thoughts

Timeshare Termination Team mentions a 100% money-back guarantee on the “Our Process” webpage and as part of the company’s “You First Approach ™”.

This implies that the company charges its clients up-front for services.

While, overall, Timeshare Termination Team appears legitimate and has a positive reputation, we always like to recommend that our readers work with a timeshare exit company that offers a low up-front fee escrow payment option. This option allows for the charge of the timeshare cancellation service to be initially made to a third-party holding account that only releases the funds to the timeshare exit company itself upon the successful cancellation of the timeshare contract, ensuring protection from scams where the business could charge directly up-front and disappear with the money.

Timeshare Defense Attorneys Review

Timeshare Defense Attorneys is a relatively new timeshare exit company that claims it can help you get rid of your timeshare. The company is owned by a relatively new lawyer named Richard Fonbuena who passed the bar exam in May 2019 according to the Nevada state bar website.

Although Richard Fonbuena is a relatively new lawyer, there are a few things on the company’s website that we like. To start, Timeshare Defense Attorneys mentions that the first step to get rid of your timeshare is to contact your resort developer. This is absolutely correct. Some timeshare developers have introduced “deed back” programs where they will take back the timeshare for a low fee.

Timeshare Developer’s Deed Back Program vs Timeshare Exit Company

Some timeshare exit companies won’t tell you that the resort has a deed back program. Instead, they’ll charge you thousands of dollars up front, and then use the resort’s deed back program themselves. If the resort offers a deed back program, there is absolutely no reason to use a timeshare exit company.

Some timeshare exit companies will tell you that they may be able to get your money back from the timeshare developer, but this is rarely the case. Again, if the resort offers you a way out of your timeshare through its deed back program, you should use that option. The timeshare exit company will always be more expensive than the resort’s deed back program and won’t provide any additional benefits.

Timeshare Defense Attorneys gets a +1 from us here at TimeshareExitCompanies.com for its transparency.

In House vs Outsourced Attorneys

Moving further down the homepage we see that the company claims to offer a “fixed fee.” If true, this would be a good sign because some timeshare exit companies will charge one price, and then later down the road asks for more. This typically happens with timeshare exit companies that outsource the work to lawyers outside of their company.

When an exit company outsources the work to lawyers outside of its company, it loses all control of the process. The lawyer that the exit company outsourced the work to could stop working on the case or fail in its pursuit to get the owner out of the timeshare. These outside lawyers don’t care about your case because they weren’t the ones that signed you up to the program. If your case is too difficult, they’ll just stop working on it because it doesn’t reflect badly on them.

When an outsourced lawyer stops working on your case, the exit company typically hires a new lawyer and passes the additional cost on to the timeshare owner. Timeshare Defense Attorneys appears to do most of the work in-house, but the disclaimer at the bottom of its website does state the following:

“Timeshare Defense Attorneys has contractual agreements with licensed lawyers throughout its network that specialize in timeshare and consumer protection law.“

This indicates that some of the work is outsourced to outside lawyers. This is a slippery slope and something you should keep in mind when hiring any timeshare exit company.

Furthermore, if the timeshare exit company is going to outsource the work to an outside attorney, what is the purpose of the timeshare exit company being in the middle? Why not just work with a lawyer directly and save on cost? When the exit company outsources the work, the exit company doesn’t really serve any purpose anymore unless it’s going to attempt to protect or clean up your credit during the exit process. Then again, why would your credit be affected if the lawyer is going to get you out?

100% Client Satisfaction Guarantee vs Escrow Payment Option

We also see a mention of a 100% client satisfaction guarantee on the homepage. We typically like to recommend working with exit companies and lawyers that do not charge up-front or offer a low up-front escrow payment option because a “100% satisfaction guarantee” or a “100% money-back guarantee” doesn’t really mean anything at all. The exit company could take your money up-front and never resolve your timeshare issue and not refund your money despite its claims of a money-back guarantee.

Learn more about escrow and why it’s important here.

The only thing better than a low up-front fee escrow payment option is a no up-front fee payment option, but this doesn’t really exist in the timeshare exit industry.

If you’re attempting to sell your timeshare through a real estate agent you won’t need to pay the real estate agent up-front because it’s illegal in most states for real estate agents to charge up-front. However, real estate agents work on commission and most timeshares can’t even be sold for $1, so most real estate agents don’t want to work with timeshares.

If your timeshare is located on Hawaii or Aruba or you own a Disney Vacation Club you can likely find a timeshare real estate agent that will be happy to take you on as a client. Disney Vacation Club points and timeshares on Hawaii or Aruba typically hold their value quite well.

FAQ Page Analysis

Heading over to the FAQ page and we see a series and questions that Timeshare Defense Attorneys has answered. Most answers are accurate, but one that stands out is the time frame of 3 months to 36 months to get owners out of their timeshare. Most timeshare exit companies quote about 12 months to get out, so this is quite a bit longer than average.

Timeshare Defense Attorneys Reviews

This is a newer company so reviews online are few and far between. We did find one five star review on Google, but there was nothing written to go along with the review. We’ll update the Timeshare Defense Attorneys review section when more reviews come in.

Timeshare Defense Attorneys Cost

Like most timeshare exit companies, the Timeshare Defense Attorneys cost is not available online. The company mentions that it is a customized service so it can’t provide a cost without a free consultation. This is understandable as most timeshare exit companies do not provide their cost online.

Summary

Overall, there a few things we like about Timeshare Defense Attorneys and a few things we don’t like.

  • We like that they’re actual lawyers, but dislike the outsourcing of work to other lawyers outside of their firm.
  • We like the transparency on their website of telling you to contact your timeshare first, but dislike the time they’ve quoted to get you out of your timeshare.
  • We don’t like their lack of time in business and how new of a lawyer Richard Fonbuena is.

The company may be an ok choice for timeshare cancellation, but there are several companies that have been doing this much longer and with a stronger track record. Take a look at our recommended companies here or give us a call at 833-416-8796 for a free consultation.

Timeshare Specialists Review

Pros:
Cons:

Timeshare Specialists is a timeshare exit / resale company in Bozeman, Montana. The company also owns Resort Closings Inc., a licensed escrow and closing company. Resort Closings Inc. has been in business since 2004 and Timeshare Specialists has been in business since 2012.

Timeshare Specialists operates differently from many of the other exit companies. Instead of using lawyers to fight on your behalf, Timeshare Specialists leverages its experience and industry relationships to find willing receivers for your timeshare. This will usually be far less expensive than using a lawyer to attempt to get rid of your timeshare and will be much safer for your credit overall. In fact, your credit will not be negatively affected in any way if you choose to work with Timeshare Specialists.

The company specializes in finding people that are interested in timeshare ownership, but aren’t willing to pay the large upfront cost. This is no easy feat considering many timeshares are extremely difficult to sell on the Internet even for as low as $1. However, if you have enough experience in the industry and know where and how to advertise, it can be done. This is where Timeshare Specialists thrives.

The catch is that not everyone will qualify for the company’s services. The cold hard truth is that there are some timeshares out there that are simply too difficult sell, even for $1.

Qualification for Services

Because Timeshare Specialists is selling your timeshare to willing receivers, it is not able to work with the following timeshare owners:

1. Those that still owe a mortgage on the timeshare.

2. Those that are behind on their maintenance fees.

3. Those that own a timeshare that has proven to be too difficult for Timeshare Specialists to sell in the past.

The good news is that if you get current on your maintenance fees and pay off your mortgage, Timeshare Specialists may then be able to help. If you own a timeshare that has proven to be too difficult to sell, then Timeshare Specialists won’t ever be able to help. In this situation, a call to your resort would be a logical next step. Or, you may seek the services of one of the other Recommended Timeshare Exit Companies mentioned on our website for advice.

Timeshare Specialists Guaranteed Program

If Timeshare Specialists accepts you in their Guaranteed Transfer Program, the company will contractually guarantee that it will find a new owner for your timeshare and you will not have to pay another maintenance fee. This is a bold claim in the resale market of timeshares because timeshares can be so difficult to sell secondhand.

Only a company that has been working in the timeshare resale industry for a very long time would be comfortable with having a guarantee program like this. In fact, at the time writing, we are not aware of a single other company in the timeshare exit / resale industry that offers a similar guarantee. Timeshare Specialists is truly one of a kind in this regard.
This is why Timeshare Specialists gets a major +1 from us here at TimeshareExitCompanies.com.

Timeshare Resale Scams That Don’t Apply To Timeshare Specialists

Typically, in the resale industry, there will companies that charge you a high up-front fee to “advertise” your timeshare on their website. These advertisements rarely work so there is no guarantee your timeshare will sell. You’ll pay the up-front fee and the timeshare will most likely not ever sell.

There are also scammers that will call you out of the blue and offer you a ridiculously high amount for your timeshare. They may ask you to pay up-front for taxes or transfer fees. You’ll pay the up-front fee and then the fraudsters will disappear and you’ll be stuck with the timeshare.

Timeshare Specialists is much different fromt the above-mentioned scams because it does not charge an up-front fee. In fact, its fess are very reasonable for the services it’s providing. Another major +1 from us here at TimeshareExitCompanies.com

Timeshare Specialists Cost & Fees

Timeshare Specialists works for a flat fee based how much it will cost to market the ownership to potential takers. On average that’s about $2,000, which is paid after the ownership has been legally transferred to a new owner. This is definitely on the lower end of the industry.

Timeshare Specialists Reviews

Helping Timeshare Owners Review

Helping Timeshare Owners is one of the many timeshare exit companies that claims it can help you get rid of your timeshare. The company has been in business since 2010 and its headquarters is located in Orlando, FL. The company also has affiliate locations all over the U.S. in states such as Idaho, Missouri, California, Texas, Utah, Washington, Nevada and Oklahoma. A timeshare exit company by the name of Orlando Ventures is closely tied to Helping Timeshare Owners according to the BBB.

Like most other timeshare exit companies, Helping Timeshare Owners offers a 100% money back guarantee. This doesn’t really mean anything at all because the company could take your money up-front and never cancel your timeshare and refuse to provide you with a refund. This is why we here at TimeshareExitCompanies.com like to recommend working with timeshare exit companies that offer an escrow payment option so the the company only gets paid in full AFTER your timeshare is cancelled. Learn more about escrow and why it’s important here.

A company can take your money and promise you the world, but that doesn’t mean the company will follow through with its promises. Think back to when you first purchased your timeshare. Did the salesperson that sold you the timeshare make promises that you later found to be untrue? When you pay up-front, you lose all power and control and are at the mercy of the company you paid.

When reviewing the rest of the website, everything else appears relatively normal. On its /timeshare-cancellation/ page, it is a little odd that the company says you do not need to retain a timeshare cancellation lawyer to cancel your timeshare (as of 7/13/18). Without an attorney, the company doesn’t have any legal muscle available to bully your resort into cancelling your contract. This can sometimes result in a cheaper timeshare exit solution. However, it begs the question, if they’re not using a lawyer, what is it that they’re doing that you couldn’t do yourself?

We like how the company mentions that you are able to cancel the timeshare yourself if you fall within the state’s rescission period, which is usually 3 – 7 days. If you purchased your timeshare within the past week, it’s highly unlikely that you need to hire a company to help you with cancellation. You can easily cancel yourself by following the rescission instructions that should have been provided to you when you purchased the timeshare.

Helping Timeshare Owners Reviews

Update – As of 11/22/19 – Helping Timeshare Owners now has an F with the BBB along with 43 complaints. There is also a “pattern of complaints” warning on the BBB for this company.

This company previously had an A+ back on 7/13/18. This shows you how quickly a company’s reputation can change. This is exactly why we like to recommend exit companies that offer an escrow payment option. You never know if the company is going to take your money and not cancel your timeshare. When you pay with escrow, the company does not get paid in full until after your timeshare is cancelled.

When reading through the complaints on the BBB, it appears that many are related to a lack of communication and a demand for a refund. Some complaints mention that Helping Timeshare Owners told them to stop paying their timeshare maintenance fees. This is typically not good (or legal) advice considering that this can result in a negative mark on your credit score. Helping Timeshare Owners does appear to respond to each complaint until it is resolved, which is a good sign.

Helping Timeshare Owners Cost

Like most timeshare exit companies, the Helping Timeshare Owners cost is not displayed on its cost. However, many customers mention the price they were charged on the BBB. By reading through the BBB, we see some customers mention being charged $3,192, $1,826 and $1,862.

Overall, our advice does not change. Never pay an up-front fee to cancel your timeshare. Speak with us on live or submit the contact form on the right side of this page for your free timeshare exit consultation.
