Timeshare Cancel Services Review

Timeshare Cancel Services is an Orlando, Florida-based timeshare exit company that has been in business since 2009. They claim they established their business due to the demand for timeshare exit companies as the popularity of timeshares grew in that year by over one billion. While they make claims they have extensive knowledge and expertise, as well as plenty of law prowess to back them up, do their services actually live up to these claims?

If you’re looking for a good initial impression, Timeshare Cancel Services does a good job of establishing that. They have a very clean and concise website design that provides a feeling that they are backed up by lawyers rather than inexperienced representatives. This could also be done purposefully to establish credibility where there might not be any, but we can dive a bit further to see if their information lives up to the appearance. 

Their landing page lays out more than we typically see from timeshare exit companies about what they do, how they do it and their results. They specialize in timeshare cancellation, mortgage cancellation, money recovery, and credit protection, so they provide a wide range of services in the timeshare exit business. Each of these sections also has a link attached to learn more about how their services work and it will lead you to their ‘Services’ tab so you can read further. 

Their ‘About Us’ section on their landing page is a little pithy and lacking information. They talk more about what you should do to find a trustworthy timeshare exit company rather than why they are that credible resource you’ve been looking for. They also offer a free evaluation calculator that they embed a link to on the landing page above their results. 

They claim they have provided over one million dollars in recovered funds to their clients as well as over three hundred thousand in recovered maintenance fees the year before. They do provide some information as to what resorts they’ve released their client’s contracts from, such as Wyndham, Marriott, Hilton Grand, and more. Their alleged total of the canceled debt to this day is 275 billion since they started their business in 2009. 

If you do head over to their ‘Services’ page, you’ll find under their proven credentials that only 60% of their clients receive refunds but they have 99% success when it comes to canceling contracts. The rest of this page doesn’t provide much more than what you’ll see on the landing page already. There is a bit more fluff related to what they do for credit protection, cancellation, and refunds. 

The only additions to the ‘About Us’ page show that in the first year of business they won 1,000 cases, and by 2011 they had gotten over a million in refunds for their clients. They list their accomplishments from 2012 to 2021, celebrating their success and how much they’ve given back to their clients but the details aren’t very thorough here either. 

Their ‘Contract Releases’ page will give you some uploaded copies of contracts they’ve released people from, stating how much they’ve gotten refunded per resort. They also have a wall of icons you can click to see the releases from this list of resorts. The only additional information provided is how to pick out a trustworthy timeshare exit company, which includes advice like checking the BBB history of the company you’re considering. 

This is odd advice as to when you search Timeshare Cancel Services, you won’t be able to find their Better Business Bureau page right away. You’ll have to search around a little bit until you find a group called Integrity Marketing Solutions, LLC. They are also known as Timeshare Answers and they have a 4.74 out of 5 ratings but are not considered accredited by the BBB. It seems odd they would advise you to check a company’s BBB profile before you consider hiring them when there’s is not even accredited. 

The only other aspects of their website that should be looked at are their testimonials, the timeshare calculator, and their FAQ page. Their testimonial section is interesting as it mostly contains video reviews, which is something we have mixed feelings about. While it does feel like videos of real people may make these testimonies seem more credible, we also know how easy it is to have review videos faked. 

Their timeshare calculator is thorough and helpful, so we do recommend taking advantage of that if you’re curious how much your timeshare actually costs. While there are a few answers of note in their FAQ section, we paid the most attention to if they charge an upfront fee. They claim their consultation is free and money is only exchanged when their services are rendered, but even this answer is vague. 

There is nothing regarding escrow payments, which we highly recommend in order to keep your payments secure. If you want to know how important escrow payments are, take a look at our blog. All in all the website is good but we aren’t sure how much it represents the company at hand.

Timeshare Cancel Services Reviews

 

Once you find the Integrity Marketing Solutions LLC page on the BBB website, you’ll be able to see they have 37 customer reviews and 4 customer complaints that have been closed. They have two one-star reviews and then two four-star reviews, but the other 33 are five-star. The two one-star reviews have a similar commentary about Timeshare Cancel Services being uncommunicative about the progress of their cancellation. 

This is also the first time we are given an idea of costs as well so keep that in mind. The four-star reviews don’t give us much reason why they aren’t 5 stars as you can’t really tell them apart as far as content goes. The complaints that are filed against the company also seem to be pretty similar in nature. 

Most of them are mentioning money being taken upfront and then communication dropping off without any solution being reached. Another complaint is that the customers in question feel like they had to do so much of the work and the fees that were taken were too much for how much work the company itself had put in to help release them from their contract. That, mixed with the lack of communication really sounds similar to some timeshare scams that we warn against.

Timeshare Cancel Services Cost

 

We are only given an indication of cost in the complaints section of their BBB page, which is already a red flag. Most of the complaints mention a fee of $2800+ but we have also seen up to $4000. One of the things we recommend to individuals seeking help exiting their timeshare is to avoid upfront fees if you can. 

A free consultation is nice, but if a company says that they take an upfront fee before any work is done you should do a bit more research on their credibility. This is why the claim that no money is exchanged until services are rendered is a tricky way to word things on their website. This absolutely means they take an upfront fee and that you will have to contact them if you want to know how much you should expect to spend. 

We also don’t like when they expect you to contact them without providing adequate information on their website. You’re essentially going into your consultation blind and if you don’t want to use their services, they now have your contact information and can call or email you whenever they please. This is how a lot of timeshare scams get a hold of people and don’t let go even when you have said you don’t want to use their services. 

Summary

 

Overall, this company has a very well-put-together website that does provide resources in the form of their timeshare cost calculator, but it is still lacking. Most of the information you’ll find on their website is a little bit of helpful advice mixed with filler. They also don’t provide anything to boost their credibilities, such as an attorney or legal aid.

We also don’t like that you have to jump through hoops to find their Better Business Bureau profile because it is under the LLC’s name rather than the name of the exit company. While they do have over 33 positive reviews for their services, we are alarmed by the complaints as they are all fairly similar. The four complaints on their profile all talk about upfront money being taken and then communication dropping off entirely. 

You want the company you trust to release you from your timeshare contract to be communicative and willing to work with you and your needs. Upfront fees and then no adequate communication is not the way to run a business, especially one like this. So while we don’t dislike Timeshare Cancel Services, we do find their practices questionable and we recommend more research if you think they’re the company for you.

Give Back Timeshare Review

Give Back Timeshare is an Orlando Florida based timeshare exit company that claims they have been in business for almost two decades. This business is an interesting one as it doesn’t follow the same design we’re accustomed to for other timeshare exit websites. While both websites connected to Give Back Timeshare don’t look promising, do they hold anything of value to those looking for a swift timeshare exit?

As far as timeshare exit websites go, this is one of the more interesting situations we’ve come across. If you look up Give Back Timeshare, you’ll find a one-page website that has a BBB profile link at the top. If you click this link it leads to the V. I. Network Inc., which includes a link to a website called TimshareOut.com. Because the two seem to be connected and they are each only one page, we’ll be reviewing both. 

It seems this company was established in 2001, and it is made obvious by the design of their website that it hasn’t been updated since they started. 2009 is when they were accredited by the Better Business Bureau and you would think that it would’ve been updated or improved in that time, but it still looks like a cheap 90s or 2000s ad you’d find in a magazine. 

We’ll start with the Give Back Timeshare website as that was the first one we were made aware of connected to this company. Instead of separating their information into tabs, you can click on, it is all structured on a single landing page with next to no intelligent design. The logo in the left-hand corner definitely looks like it was made on MS Paint back in the early 2000s and the only thing that draws the eye is the occasional bolded statement to help separate sections of information. 

It does not read anything like a respectable business but more like an advertisement, you’d find for a guidebook, which is exactly what they seem to be offering upfront. The guide is called ‘7 Facts You Need To Know When Selling Your Timeshare’, and the cover itself only adds to the cheapness of the web design. They claim that they’ve been helping people get out of their timeshares since 1999 and that they’ve aided over 70,000 timeshare owners. 

They are apparently recommended by Yahoo Finance as well, which doesn’t hold much weight in the modern age. They also include a small section of satisfied clients, but half of these are from the United Kingdom. We also are given a small FAQ section down at the bottom with answers to questions like ‘Are you an upfront fee timeshare company’ and ‘How long will it take’. 

They claim that they charge clients as soon as their services commence but that they aren’t like other companies who won’t help you at all but take your upfront fee. There is nothing to back up the claims that they won’t be like other companies and simply swindle you out of your money. This is another company that severely lacks any upfront information about costs. 

We recommend companies that offer an escrow payment option so you can be comfortable knowing your money won’t be taken or used by them until you are released from your timeshare. If you want to learn more about why escrow payments are important, take a look at our blog

The most interesting thing about this website, if it can be called that, is that the secondary website TimeshareOut.com is nearly identical to the Give Back Timeshare site. It does look like it was maybe updated in style to be more 2004 than 1999, but there isn’t much beyond some added fluff and a change in the name of their guide from 7 things you should know to 9. 

Both websites are incredibly outdated and weak, offering nothing of actual substance and appearing more like scams than a reputable timeshare exit company’s website. If you’re looking for a good initial impression from your exit company, you’ll not find it on either of these websites. Something that should tip you off that this might be a scam is the lack of any identifying information for who owns the V. I. Network Inc. 

On their BBB profile, you’ll find no name tied to the company, and searching it won’t get you much more besides a website urging people to beware of the company as it allegedly auctions timeshares on eBay.

Give Back Timeshare Reviews

 

On both of their websites, they have the same four reviews from the same people. Two of them are from the UK, while the other set is from America. They do have a 5 out of 5 on their Better Business Bureau profile, but only one single review. This review doesn’t seem to mention anything thoroughly about the V. I. Network Inc. but instead recommends resorts to work on the cancellation with. 

They do have two complaints filed against them on the BBB website though, which doesn’t aid in their credibility status. Both complaints claim they received unwanted contact from the representatives at Give Back Timeshare, and that they felt like the company itself was crooked and dishonest. The second complaint also claims that they didn’t like the high-pressure sales tactics and wanted to be removed from the list so they wouldn’t get any more emails. 

To us, this really seems like a scam in all aspects. They allegedly have 20 years of experience but they offer nothing viable to back up their claims. For a company that’s been around that long, one review and two complaints on the BBB website seems fishy.

Give Back Timeshare Cost

 

If you do a little googling you’ll find a forum called TUG BBS that provides allegedly honest information about timeshares and timeshare exit companies. There is a post from 2007 that claims the company that owns Give Back Timeshare asks for $1000 to gain the title of the timeshare and then upsells it on Ebay for double to triple the price they got it from you for.

Some additional comments on this post mention this is a common scam, while others claim they’ve had good luck with the company. This is the most information we get about what you should expect to spend to get out of your timeshare with this company. They offer nothing on their website or subsequent BBB page that indicates what you’ll need to spend to get free of your contract. 

You should know what you’ll need to spend to get out of your timeshare before you contact the service. Especially with a company that seems to be a scam like this one, never give out your bank information or card numbers unless you’re sure the company is trustworthy. Don’t let yourself be out of money because a company wasn’t willing to disclose information.

Summary

 

If you’re looking for a reliable company with up-to-date marketing and credible resources to back them up, you won’t find what you’re looking for with V. I. Network Inc. Neither Give Back Timeshare or TimeshareOut.com have a website that has stood the test of time and they are essentially the same service with recycled information and the same reviews. If you’re coming from dealing with a timeshare scam, the last thing you want to do is deal with a company that might end up being a scam as well. 

While there is no definitive proof to show that V. I. Network Inc. has been taking a fee and then reselling your timeshare deed for more money on eBay, the fact that this was something you could find attached to their name at all is alarming. They don’t have any employees or owner names listed on their Better Business Bureau profile, so you can’t look up who is actually handling your timeshare exit in the first place. Knowing you can trust the people handling the contract for your timeshare as well as the money you give them is incredibly important, and it can make a hard situation that much harder if you feel uncertain. 

If you aren’t sure whether you’re dealing with a scam or not before the initial consultation, it is best to hold back. Many of these scam companies will take advantage of the free consultation so they can get your number even if you don’t decide to use their services. Many of the complaints we were seeing from this company, in particular, were allegedly scam calling individuals even if the person had asserted they didn’t want to use the service, or had been put on the ‘do not call’ list. 

It can be difficult sometimes to tell which company is a scam and which one is real, as there aren’t a lot of them out there that are entirely credible. The Better Business Bureau website can be helpful to differentiate the scams from the real ones, but even then it can be hard to tell. If you want to find a good timeshare exit company without having to weed through dozens, we have some recommendations you might find helpful. 

As for Give Back Timeshare though, it is definitely one you should avoid.

Dump Your Timeshare Review

Dump Your Timeshare is a Salt Lake City based timeshare exit company that has been operational since 2014. Chris and Wendi Whittier claim to have over eleven years of combined experience in the travel and debt reduction industries. They claim to intimately understand the struggle of timeshare owners and that they know scams are far more common than anything legitimate. But even with this supposed wealth of experience and helpful claims, do they actually hold up to what they promise to do?

Trying to look up Dump Your Timeshare on Google already sets us off to a bad start. If you’re looking specifically for Dump Your Timeshare’s Better Business Bureau profile you won’t find it. They are listed under an entirely different name with a broken website link included in their profile. The name you’ll find them under is Preferred Vacation Club, Inc. The only way you’ll be able to tell it’s them is with Wendi Whittier’s name on the profile. 

Their landing page isn’t the worst we’ve seen but it definitely needs work. The whole bottom half of the website is a chunk of words and while they are informative they take up a lot of space that no one is going to spend the time reading. When supplying the information you want to break it up evenly enough that it is dispersed around the page, rather than the eye having to stay in one place. 

The image you’re greeted with when you enter the site is poorly photoshopped and adds to the unprofessional air. These days it isn’t difficult to employ a website creation service like Squarespace or WordPress or to even hire a web developer to help craft a professional-looking company website that will add to your credibility rather than taking away from it. Their landing page isn’t doing them any favors. 

The wordy arrangement at the bottom of the landing page is even pithy and filled with fluff when you look it over. They try to assert that they have over thirty years of experience and claim that they provide the best service, but all you really get is the description of the consultation itself. They do note you will receive an Account Coordinator who will help guide you through the process of exiting your timeshare, but they don’t tell you what to expect from the process. 

The wall of text only seems to serve to let you know that you will get a free consultation and someone assigned to your case if it seems viable. Further than that you can apparently expect exceptional customer service and that you will feel liberated when you are finally free of your timeshare. They do offer a section on the services they provide, but these only provide the most basic of information on transferring your timeshare deed, repealing your contract, and assessing your timeshare. 

Nowhere in these sections is it mentioned what you should expect as far as the payment process goes. We highly recommend services that offer escrow payments as it is the safest way to conduct payment with these companies to ensure you don’t get swindled out of unnecessary money. The only remaining links to click on are their Blog section which leads to an empty WordPress site, their testimonials which we will get into, and their contact page. All in all the website is lacking the substance and polish to help it stand out from competitors as the resources and information are severely lacking. If their website was all we had to go on, we are already not ranking Dump Your Timeshare very highly.

Dump Your Timeshare Reviews

 

The first stop to find reviews for Dump Your Timeshare is the testimonials section on their website. While these sections tend to be highly flattering to the company at hand, they can sometimes offer a deeper insight into their practices. For this company, one of the interesting aspects of their testimonials section is that all of the photos included seem to be legitimate rather than stock photography. 

They have a recorded review from the Mayor of St. George Utah where one of their offices is located. This is a unique addition as you can actually hear a vocal review from Mayor McArthur about their timeshare services. He offers a glowing review of their services in a commercial fashion which is a big difference from most timeshare websites but not enough to fully set them apart. 

The following reviews toss around phrases like 10-star rating, excellence, and responsiveness, but you’ll notice some discrepancies if you look a bit closer. Stephen V. and Stephanie V. seem to have the same exact review word for word, which really sullies the whole testimonials section. With this one being a clear copy and paste along with just a slight change in the name, it really calls into question how legitimate the other reviews are with how similar the wording can be. 

Digging a bit deeper you’ll find a few reviews on the BBB for Preferred Vacation Club, Inc. Once again though, this is not a great look for a company who’s whole mission is to release you from scams only to operate under two different names. The reviews on the BBB page seem to also be highly complimentary, giving Chris and Wendi of Dump Your Timeshare 5 stars each time.

You’ll find that one possible highlight is how the individuals at Preferred Vacation Club Inc. take the time to respond to several reviews with positive interaction. Little details like that can help a company appear more credible, but it also seems to be only on the reviews from 2018. The more recent reviews haven’t received any interaction and their last one was dated as May 1st, 2020. 

While the eight reviews available seem to be largely positive, they don’t mention anything about payment options or additional information about the exit process.

Dump Your Timeshare Cost

 

Outright the lack of information about costs is a huge red flag. While they do offer a free consultation, that is largely the standard among most exit companies. This gives them an initial point of contact so they can continue to call you even if you decline to work with them. 

Not knowing what you’ll be paying the company up front is not a great way to get started trying to release yourself from debt. You should at least know the cost of their initial service and how much you’ll need to set aside in order to foot the bill. Further than that, it is irresponsible of the company to not outrightly state their payment process. 

Many companies stay vague about the payment process and end up taking more money from you by extending the time they spend working on your case. A good few of them will even take upfront payments and not be able to help you further down the line. In your free consultation, it is important to get all questions of compensation completely answered and hammered out before you ever pay them a dime. 

This ensures your money only goes to them if you can be sure they’ll help you out as they promise to. Asking about escrow payments can also save you a lot of time, money, and heartache. Escrow payments are the most secure way to pay your exit company as it ensures they only get your money if they’ve been able to help you effectively leave your timeshare.

Summary

 

While Dump Your Timeshare seems to have a collection of glowing hometown testimonials, they are lacking in substance. It is worrying to completely comb over the website of a company you’re entrusting to release you from financial burdens, and have no idea how much you’ll likely be paying them to do so. Not to mention the information about their process as a whole is severely lacking, so potential clients aren’t entirely sure what they’ll be getting into. 

Most of these companies use this trick of being vague on their websites in an effort to draw customers into the free consultation. They want your contact information so they can try and bag you as a client before you’re even aware of what they can offer you as far as aid. They stuff their testimonial and about us section with plenty of small-town charm to try and lull potential clients into a false sense of security without offering anything real. 

Furthermore, their website is outdated and unfinished so their credibility is already standing in the balance. Reviews telling clients that they met Chris and Wendi at a state fair and then were helped out of their timeshare might seem quaint and charming, but they don’t offer any solid evidence of how these people can help you. Don’t be drawn in by the sweet reviews, especially when their wording is so similar. 

You’ll be much better off finding a company with solid reviews that offer plentiful information on their website about processes, payments, and more.

Easy Timeshare Relief Review

Easy Timeshare Relief is a timeshare exit company based in Meridian, Idaho, offering quick and easy timeshare cancellation with minimal hassle. While they have been in business since 2009, they claim to have 15+ years of successful timeshare contract cancellation among their staff alone. While these claims may be comforting to the weary timeshare owner, they may also be misleading. Does Easy Timeshare Relief live up to their name, and will you be left feeling relieved or disappointed?

Initially, the website itself doesn’t look bad. While some timeshare exit companies have heavily outdated websites, this one seems to at least be polished, functional, and not too cluttered on their landing page. They do have a cheesy little video embedded into the beginning section of their landing page, but this has been a common trend among many timeshare exit companies as a way to show who they are and what they do. 

This tactic is used to immediately grab a potential client’s attention so they don’t navigate away, but not many people will take the time to actually watch the video. The rest of the landing page is neatly packaged, rather than having huge chunks of words that the reader is forced to chew through. They have a small statistics section, offering to potential clients a history of 10,000+ clients served, 5+ million in canceled debt, and the average savings for their clients which rounds out at $21,870. 

While we don’t have any idea if these claims are true, they do serve a purpose to help initiate credibility so the potential client feels more comfortable. This can be misleading though and we typically don’t recommend companies that mention statistics without any viable information to back it up. While we can’t verify the legitimacy of these claims, we do appreciate the following information they provide about how to apply online and the helpful resources from their team. 

While most sites have a blog section now, we do like how they have updated theirs so frequently. There are posts from late June 2021 about how to pick the right timeshare exit company, what the actual cost is, and how to get rid of the timeshare without ruining your credit. They also immediately offer some frequently asked questions that most who are seeking to exit their timeshare are wanting to know the answers to. 

When you click on their Cancel Your Timeshare Link, they offer an application to contact them and a step-by-step of how easy it is to start your cancellation process. They do give you a disclaimer to assert that you should be ready to accept a call from them if you fill out the form as they are a consumer advocacy group that will help file on your behalf. The form is thorough and offers plenty for their potential clients to communicate before their initial meeting. 

A deeper look into their blog section is thorough as well and has three pages worth of informational blogs spanning multiple topics. There are blogs on education, how to avoid scams, how to find a legit timeshare firm and the best way to exit timeshares. So if you have questions you want to be answered before you make contact with the company, you should take a look at their blog section. 

The only other sections of note are their testimonials section which we will get into later, and their contact page. They also have a convenient calendar tab at the top of the screen and when you click it you’ll be guided to a Calendly link so you can set up a time to chat with one of the company’s associates. The only information we are unfortunately missing is any indication of payment. 

We typically recommend companies that offer an escrow payment option as it is the most secure way to ensure the job will be done before you pay your exit company anything. If you want to learn more about why escrow is important, check out our blog. 

Easy Timeshare Relief Reviews

 

One of the interesting aspects of their website’s testimonials section is that there are video reviews. This is supposed to make people feel like the company is more credible, but we also don’t know if these individuals know the owner of the company or were paid to leave these thorough video reviews. It does help that the company didn’t include only 5-star reviews on their testimonial page, but the 4-star reviews don’t indicate why they weren’t fully satisfied. 

They have four reviews and one complaint filed against them on their Better Business Bureau page. The four reviews are all five stars and mention that the associates at Easy Timeshare Relief were professional, reasonable to work with and that they provided the relief that is promised in their name. Three of the reviews are short but there is one by Lexi V who alleges that they promised they would be able to release her from her contract in 12 months, but they finished in 10. 

These positive reviews are certainly helpful to their reputation, but they offer little of value. Other than the claims that these individuals have met the associates of Easy Timeshare Relief at various locations, there isn’t anything to confirm their credibility. Their LinkedIn doesn’t even offer an idea of who is working for the company at all despite clients mentioning names in their reviews. 

There is still no information on payments or how much they were charged, but there is a complaint that gives an idea of payments and it isn’t positive in the slightest. This individual alleges that they were told as soon as they paid $1799, they would have their timeshare contract transferred immediately. They claim they asked for a refund but they were told that it was their fault they got the paperwork in too late. 

They were also allegedly told because they are a small business they did not have the funds to return the payment. There is then a back and forth argument between the disgruntled client and the company claiming forms were missing and then an agreement was met that they would refund a portion if the complaint was removed. The validity of the client’s claims seems to be called into question when she mentions that the conversation was had at a Fred Meyer and they should be able to tap into the surveillance equipment to get what was actually said. 

The company shoots back with the information that they had been in contact with the client and that they had done everything in their power to reach a consensus but could not do so. The testimonial is left up as the client alleges they were only given a refund of $1000 and that they had never agreed to delete the complaint unless the refund of $1799 was made in full. While the company disputes this agreement there is no definitive evidence to sway the reader one way or the other. 

Whether the complaint is valid or not, $1799 is a large amount of money to be out of. This is why we recommend an escrow payment option as it is the best way to ensure your money isn’t handed off before contracts are completed.

Easy Timeshare Relief Cost

 

We aren’t given any definitive information of how much it costs to use their services, but from the complaint on the BBB, we do have an idea that timeshare transfer costs upward of one thousand. They do claim to not take any money upfront, but we aren’t sure if that’s true or simply stated to help ease clients into using their services. The only way to get a complete answer for how much the cost of their services would be is to contact them, which we view as a bit of a red flag. 

Once you contact them they have your information and will be able to contact you back even if you decide not to use their services. This can lead to annoying cold calls which no one wants to put up with while trying to handle getting out of their timeshare scam. 

Summary

 

While the company has a very professional website and a good portfolio of informational blogs to offer potential clients, we aren’t sure we buy what they’re selling. Perusing their Better Business Bureau profile shows that the company is listed under three additional names, which is one of the red flags for a scam. They also claim to have been in business since 2009, but their reviews don’t span back that far at all. 

Mr. Steven Cuccia is also listed as the owner of the business, you won’t be able to find him on their LinkedIn. While they do have a LinkedIn and a BBB page, they aren’t accredited by the BBB despite their alleged 11 years in business. If a company is going to claim they are accredited by the Better Business Bureau on their website, they should at least actually be accredited. 

All in all the company gives a good front of being a trustworthy timeshare exit company, but we aren’t sure they have the ability to back it up.

Can You Get Rid of a Raintree Vacation Club Timeshare?

Raintree Vacation Club is a timeshare and vacation rental company owned by Raintree Resorts International, and headquartered in Houston, TX. They have 16 resorts located across the U.S., Canada, and Mexico. Raintree Vacation Club is owned by RCI, the largest timeshare company in the world. 

While the locations of Raintree Vacation Club’s properties are some of the most enviable in the world, it may be that you want to get out of Raintree Vacation Club timeshare. It could be that you have not been able to book a vacation through the company, you are no longer able to manage its maintenance, or you ended up buying the timeshare because of high-pressure sales tactics. Whatever your reason, there are plenty of other people in this position as well. 

When we looked into Raintree Vacation Club, some of the most common reasons timeshare owners wanted out included: 

  • Poorly managed and maintained properties
  • Hidden fees and no cancellation policy
  • Poor customer service and overall negative experiences with management 
  • Having purchased a timeshare back when Raintree Vacation Club was called Club Regina, and under different management

Here are some of the most noteworthy complaints among the many that we encountered online, on several different websites.

From the BBB:

  • “I am a timeshare owner through RCI for 36 years. My latest purchase was at The Westin Club Regina in Puerto Vallarta, Mexico. We owned the highest priority membership with RCI. Then, without my knowledge or consult or consent, my condo was sold(?) Taken over(?) transferred(?) to Raintree Vacation Club without my knowledge. There followed consistent aggressive pressure to buy more condo time … My Maintenance frees [sic] have soared under Raintree from $834.00 to over $1200.00 after having paid off in full my purchase originally with RCI.
  • “All in all, this membership is certainly not the same as it was when we originally bought it. And now that my husband has passed away, I have no further use for it and I wish to cancel my membership. However, when I called the office, the staff told me that “cancellation was not possible” and that “we do not allow cancellation of memberships.” Oh really? Do they mean that a Raintree membership is like a life sentence? This is pure nonsense.”

From ComplaintsBoard:

  • “My wife and I purchased a vacation club membership with RCI/Raintree and have never been able to use it. We’ve called about 10 times to plan a vacation and every single time, I get the same response “We’re sold out and have no space available”. These were all different dates and locations. We got scammed out of a large sum of money. I am looking to file a class action lawsuit as many others have had the same experience. I just need to get a large enough group to fight these thieves!”

In addition, at one point there seems to have been a website dedicated to complaints about this timeshare company called raintreevacationclubsucks.com, but it is no longer active. Still, its existence at one point or another certainly points to some serious underlying problems with Raintree Vacation Club. 

On the whole, we would say all of this points to Raintree Vacation Club being a fraudulent timeshare company, in spite of its seemingly decent past life as Club Regina. They operate on false promises and bait-and-switch practices while making it incredibly difficult for customers to cancel Raintree Vacation Club timeshare.

Raintree Vacation Club Timeshare Exit Program

 

Sometimes you can pursue your interest in cancellation with a resort’s official exit program. We did not find anything on Raintree Vacation Club’s website that indicated this was a possibility, and struggled to find comments on any online message board conversations regarding this concern either. However, Raintree Vacation Club does have a dedicated customer service email that you can find on their website’s contact page, so you may be able to get in touch about exiting your timeshare that way. They also have a non-member website called Travel Raintree; if you’re not successful with their customer service, you can do a Google search for this, and try going that route. 

One thing we should note is that RCI has a page about selling your timeshare and avoiding exit companies and scams. They note that they work with the American Resort Development Association (ARDA) and American Resort Development Association-Resort Owners Coalition when it comes to timeshare sales.

Raintree Vacation Club Class Action Lawsuits

 

It is surprising that it’s so challenging to find official timeshare exit information from Raintree Vacation Club itself, as they have been involved in a few class action lawsuits in recent years. One of them resulted in a positive outcome for the company, though, so that is something to be aware of. If you’d like to research these lawsuits, you can look up the following:

  • Adams V. Raintree Vacation Exchange LLC – No. 11–3576. Decided: December 20, 2012.
  • Berrien v. New Raintree Resorts International, LLC – No. CV-10-03125 CW (N.D. Cal.). Decided: November 15, 2011. 

In the latter case, Raintree Vacation Club was required to forego $20 million in the ensuing settlement. This resulted in waived maintenance fees and the awarding of supplemental points to members.

Tips to Avoid Getting Scammed By a Timeshare Exit Company

 

Just as there are several upfront fee scams in the timeshare resale industry, you might also run into one of the many timeshare exit scams and schemes that are prevalent in the timeshare exit industry. For one example, when you look to get out of Raintree Vacation Club timeshare, you may come upon one of the websites we found run by Mexican Timeshare Solutions. On their website (called Timeshare Scam), they make tons of promises, and aggregate complaints about Raintree Vacation Club. But they are also known for demanding upfront payments, and they arguably have just as many complaints as Raintree Vacation Club does about their practices. 

So many timeshare exit companies are like this, and demand prior payments to fulfill their promises, but they never end up getting people’s timeshares cancelled in the long run. Instead, they keep their clients’ money and are never heard from again.

  • Avoid any company that cannot speak to ever having successfully released a timeshare owner from his or her contract. 
  • Make sure to get everything in writing. Having a contract is a good way to avoid getting scammed by a timeshare exit company.

Working with a Legitimate Timeshare Exit Company

 

If resale proves to be more challenging of a route than you expected, working with a reputable timeshare exit company might be a better option for you. Can You Get Rid of a Punta Pacifico, Encanto Bahía Timeshare?

Punta Pacifico is a resort that has gone by many different names, including Encanto Bahía, Residence La Jolla, and Diamond Bay Boutique Resort. It is located in Mazatlan, Mexico. 

As you might imagine from its being known by several names, Punta Pacifico, Encanto Bahía does not have a good reputation based on what we found online. While it is in a desirable location, that seems to pale in comparison to the many barriers people face to not only enjoying their time at the resort, but also to making the most of their timeshare purchases there. 

Some of the complaints and issues that we found included: 

  • Property constantly under construction
  • High-pressure sales presentations
  • Bait-and-switch offers
  • False promises regarding timeshare deals and refunds

So, if you are among the many people seeking to get out of Punta Pacifico, Encanto Bahía timeshare, you are definitely not alone. 

While Punta Pacifico does not have a BBB page, there were plenty of other places where we found low ratings that aligned with these complaints. We found that Encanto Bahía’s TripAdvisor page has a 2.5 star rating, and Punta Pacifico’s has 2 stars. Diamond Bay’s TripAdvisor page similarly has a 2-star rating. Clearly their practices have stayed the same, even if the resort’s name hasn’t. 

A few of the noteworthy TripAdvisor complaints we found had the following to say:

  • “I have been living down the beach from this property for the last 12 years. I have watched it change names from Punta Pacifico, La Jolla, Encanta Bahia, and now Diamond Bay. I have met people who have been scammed and were trying to get their money back. They offer everything from a free massage to hundreds of dollars if you agree to attend their timeshare sales presentation. If you decide to go to the presentation, make sure to leave your credit card at home, they want your credit card! Look them up online and you will see lots of people who have been scammed.
  • “This is a very small hotel on the beach far from Mazatlan city sights & activities. Isolated. It’s located at the end of a long dusty dirt driveway, lined with brush not an impressive entrance! Balconies have a good view of the ocean. The pool, although not heated, is pretty. No hot tub. Still under construction. A palapa pool bar is unfinished as well as the top floor of the hotel. … We were invited to attend a presentation on which was written that we would receive 2,000 pesos ( $100.00,) at the end. We attended for more than 90 minutes required, but did not receive the promised reward for our time. … do not impulse buy any deal they throw out at you!

We also found a writeup on Scampulse that goes into further detail about Punta Pacific, Encanto Bahía’s operations. This reviewer found that the rabbit hole goes even deeper, and there are several other names this resort has used in the past, including Amazing Memories Club and Holiday Systems International. Platinum Marketing of America also seems to have been involved with their timeshare sales. 

Their treatise goes on to say:

  • “On September 7, 2015 my wife and I attended a “presentation” for a timeshare at the Punta Pacifico resort in Mazatlan, Mexico … As with all these “presentations,” there is always a high pressure pitch with offers, options, features, figures calculated and pressure to buy their program. We, unfortunately, succumbed to their pitch, thought that they had answered all our questions to our satisfaction, used our charge cards to pay the $25,078.90 purchase price and signed their documents. … We were told that we could use money from the sale of our two timeshares and apply that to the cost of buying their resort timeshare. … We asked whether there were ANY other fees at all and were told “No,” yet we found that in order to process the sale of our timeshares to Platinum Marketing of America, we needed to come up with an additional $999.00 USD each for the two transactions. That got glossed over in the flimflam!”

Looking into this further, we found that Amazing Memories Club has a few BBB complaints that are significant, including unfulfilled contracts and surprise fees. Platinum Marketing of America has a BBB page with no rating or accreditation. They do have a notice that says the company is not located at their listed address. This more than likely suggests that the company does not actually exist. 

Needless to say, these are all huge red flags that speak to a company that operates fraudulently. With that in mind, while it might be difficult to get rid of Punta Pacifico, Encanto Bahía timeshare, it is not impossible.

It was tricky to figure out which name Punta Pacifico, Encanto Bahía would use for their website. It appears that they are presently using Diamond Bay, and if you look up “Diamond Bay Boutique Resort” on Google, you’ll find the home page easily. In theory you could get in touch from there, by navigating to their Contact page. Should you decide to get in touch directly to get out of Punta Pacifico, Encanto Bahía timeshare, this would probably be the route to take. 

However, that said, the reviews we found indicated how difficult it was to get in touch with or accomplish much through this company’s customer service. That’s why you may want to consider alternatives to cancelling a Punta Pacifico, Encanto Bahía timeshare.

When it comes to scams like those run by Punta Pacifico, Encanto Bahía, there are always signs you can look out for. If you know what those signs are, you can keep them in mind for the future. Can You Get Rid of a Grand Miramar Timeshare?

Grand Miramar is a resort located in Puerto Vallarta, Mexico. The hotel is owned by AlSol Hotels and Resorts and has a timeshare program as well.

While we did not find information on their official website about this timeshare/private residence program, there were several reviews posted online from people trying to cancel Grand Miramar timeshare. In fact, it was far easier to find people selling their Grand Miramar timeshares online than it was to find the official program itself. 

While we did not find a BBB page for Grand Miramar, there were several TripAdvisor complaints and warnings about their timeshare sales practices. Their ComplaintsBoard page was also particularly damning, boasting a 1-star rating based on 10 reviews. 

Some of the noteworthy complaints on ComplaintsBoard included the following:

  • “On November 14 we entered into two contracts with Legacy Centurion at the Grand Miramar. We paid $39, 500.00 USD for a 3 bedroom rental agreement [21 weeks @ $4, 900.00 per week for 5 years] plus a $2, 500.00 USD “activation fee” to DD Woodward. All of this money was sent by wire transfer. We were to receive our pay out in 45 days. … We were not paid for either contract and cannot afford to lose $52, 900.00 USD!! We are retired, living on a fixed income and this financial loss has been devastating to us as it equates to around $73, 000.00 CAD!!! If there is no intention of paying us, which there clearly isn’t, then please just cancel the contracts and refund our money. We don’t understand why you do this to people. It’s ruining our lives and you don’t need to.”
  • “Nothing has been delivered as promised on their end! Whether it is Grand Miramar, Legacy Centurion or Diamond Management Group, it appears they are scamming. … We have done it all. We paid everything they asked, fees, taxes, everything because we believed they were legitimate. From buybacks to you will get your money in 5 days after paying this. Thousands of dollars and they have neither fixed what they promised or paid any of it to us.

Additionally, this was a well-summarized comment on a RedWeek forum thread about problems with Grand Miramar: 

  • “This company doesn’t care if you rescind within the legal 5 day timeline, they do not refund you, knowing full well what they are doing is illegal. We canceled within 6 hours by email; within 12 hours in person; and within 2 days with a certified letter that included the legal order from Profeco ordering them to refund us. They still didn’t refund us. You are not dealing with run of the mill crooks, these are brazen. Our credit card dispute was what got our money refunded 3 months later.”

Unfortunately, all of these problems are indicative of Grand Miramar’s timeshare program being little more than a scam. If you are one of the many people who have run into this scam head-on and want to get rid of Grand Miramar timeshare, there is more than one route you can take in order to do so. Working with a resale broker, lawyer, or timeshare exit company are a few of the better options that you have. 

Typically, a resort like Grand Miramar would have a timeshare exit program of their own, but since we could not find official information on the timeshare program in itself, it does not seem likely that they have one. You can, of course, find their contact information and Terms and Conditions easily by doing a Google search or going through their main website.

Grand Miramar Class Action Lawsuits

 

Grand Miramar might have made their timeshare and timeshare exit information more accessible were there more class action lawsuits open against them. 

While they do not yet have any active lawsuits, we found a notice from a law firm called Hawkeye Associates that seems to indicate that one was being put together. If you look up “Hawkeye Associates” and “Grand Miramar Resort Scams,” you can find this PDF easily. There are several additional complaints listed there, which you can read through and determine whether or not your situation matches up.

Get Out of Grand Miramar Timeshare with a Timeshare Exit Company

 

If you are having a hard time contacting Grand Miramar or selling your timeshare on your own, working with a timeshare exit company might be your best bet. Timeshare exit companies typically do not try to sell your timeshare. Instead, they tend to work directly with the timeshare developer or resort in order to encourage them to take the timeshare back and cancel your fees. They may work with lawyers in order to do so.

  • “The DRE’s Enforcement Unit has discovered what appears to be a new and growing scheme that targets and preys upon the owners of vacation timeshares in Mexico. Some of the properties identified are the Mayan Palace, Moon Palace, Groupo Palace, and the Grand Miramar. Other Mexican vacation resort properties have been mentioned as well. The scammers usually contact and solicit the owners of the timeshares by telephone or email (from the reports received, the parties never meet in person), and tell the owners that they (the callers or writers) either have buyers or renters for the properties, or that they (the scammers) will market the properties for sale.

To avoid this kind of scam, we always recommend that you work with a timeshare exit company that offers escrow payment as an option. That’s what the most highly recommended companies we list have in common. This is a plus because it means the company doesn’t get paid until your timeshare has been cancelled and you’re completely satisfied. You can learn more about why escrow is important on this page. 

A few other pointers that will help you avoid timeshare exit scams include the following:

  • Avoid any company that doesn’t have an online presence. That is highly indicative of a scam. Searching for online reviews of the timeshare exit company will help you figure out if this is a problem.
  • Avoid a timeshare exit company with a low or with no BBB rating. Unaccredited companies are suspicious as well. 
  • Do not get involved with a company that has no record of success in getting timeshare owners released from their contracts. 
  • Try not to simply go with the first company you find, as they aren’t your only option, and there might be better pricing elsewhere than what you initially see. 
  • Make sure you get everything in writing. Moving forward with a timeshare exit company without a contract is not a wise idea.

Can You Get Rid of a Capital Resorts Timeshare?

Capital Resorts, now known as Capital Vacations after an acquisition and rebrand, is a major timeshare company that owns over 60 resorts and properties around the world. Most of their properties are in the U.S., and centered in Florida and South Carolina. They are one of the largest resort managers and developers in the U.S., headquartered in Myrtle Beach, SC, and are owned by National Hospitality Group. 

National Hospitality Group owns three separate resort brands: Capital Vacations (Capital Resorts Group), Defender Resorts, and SPM Resorts.

There can be many reasons why you would want to get out of Capital Resorts timeshare. Maybe you simply don’t use your timeshare nearly as much as you thought you would. Or, you could have realized Capital Resorts/Capital Vacations isn’t quite what it originally appeared to be, in terms of both cost and quality.

In that case, you would not be alone. Capital Resorts/Capital Vacations has several complaints of this nature that we found while searching online, including: 

  • Properties that did not look like the photographs
  • Rentals that were neither properly cleaned nor maintained
  • Additional fees on top of the initial rental cost that had not been previously discussed
  • Poor or unresponsive customer service 
  • Properties being constantly booked
  • Unredeemable points

These complaints were consistent across several review sites, including the Better Business Bureau, ComplaintsBoard, and Yelp. Their many low ratings and complaints included: 

  • With the BBB, an average of 115 reviews and an aggregate 1.45 out of 5 star rating 
    • 515 complaints closed in last 3 years, and 282 complaints closed in last 12 months
  • 54 complaints on ComplaintsBoard, most of which remain unresolved, leading to an overall 2 out of 5-star rating
  • Several 1-star reviews on Yelp  

The following are just a few of the many notable complaints that we discovered. 

From ComplaintsBoard:

  • “I wouldn’t even give it one star! I tried for 3 years to get vacations planned! I’m sorry ma’am we are book solid. Really!? For three years at every resort? … My children even tried at various times throughout the years, but nothing. They suggested to make the appointments three years in advance.
  • “[The company] just bought Calypso Cay Vacation Villas in Orlando/Kissimmee. … They never sent me anything in the mail or email to let me know they cancelled my RCI member account and set up a new one. I learned this when I attempted to book a trip in June and it no longer worked. Then after multiple holds, being hung up they sent me to RCI for my new account number. RCI bounced me back to them and another long hold. Finally after 4 1/2 hrs. I got my new account number. Called RCI and set it up online, only to find out I have 0 points and 0 future points! I should have about 180, 000 points. We had stock piled points for 2 years … No one can find my points, travel history, nothing.”

From the BBB:

  • “I was just pushed into this as well. Paid for 2 rooms, which smelled terrible, and had bugs, bugs that bit ankles and arms of those who checked cushions and mattresses. The pool was under construction so the kiddos were super disappointed. The agent said she never heard of sandy shores 3, that she didn’t believe it was a capital property, though that’s where I received email confirmation from. They have me 250 on a gift card, they said it was for entertainment while on our trip, but I wanted my 700 back for the room that was supposed to be 200, plus vouchers for a cruise if I attend their sham… I am trying to back out of this immediately

Fortunately, if you’re also looking to cancel Capital Resorts timeshare, you do have options.

Capital Vacations Exit Programs

With some resorts, you may be able to give your timeshare back to the resort or company. You can contact Capital Resorts/Capital Vacations customer service in order to see if this is an option for you. We found that they seem to have a partnership with Responsible Exit to help with this. If you look up “capital resorts exit program” on Google, this is one of the first results you’ll find. 

That said, Capital Resorts/Capital Vacations does not appear to have an official exit program on their website, as far as we could tell. At one point, Capital Resorts might have had a deedback program that would allow unsatisfied customers to get out of Capital Resorts timeshare. On the timeshare message board TUG BBS, we found a few comments that said as much. 

However, this program is now missing from their website. With that same Google search for “capital resorts exit program,” you can find a link on the first page of results that looks like it goes to a landing page for that kind of program. Its preview text warns against using third-party companies. But clicking it only redirects you to the Capital Resorts/Capital Vacations home page.

However, we got roped into a 90min sales pitch trying to sell us on their membership package that they claim “isn’t a timeshare” … After explaining that we were not looking to purchase a vacation home, MULTIPLE TIMES, I got irate and pointed out that the 90min had turned into 2 hours and we just wanted to enjoy our other activities for the day. [The presenter’s] response was, “they wouldn’t have allowed you to tour if you had other time commitments”, which to me says that they will keep you there until you regretfully say “yes” to their $10000 down payment.”
    • “We have had a timeshare there for 10 years and … enjoy staying there, however, looking back on it I think we would reconsider our decision to buy there. Over the past several years we have seen the resort change the program they use to make reservations several times. While I believe strongly that every consumer is responsible for being aware of the risks of what they are purchasing it is hard to do that when it is a new product the resort is offering and there is little one can do to figure out if it will be a wise decision to buy. Instead, we relied on the promise of the timeshare sales people and resort management when they told us that the program they were switching to for booking (Diamond Resorts) was the program they would be using going forward and it would not change. Well a couple years later they are no longer using the points system of Diamond Resorts and the money spent on being part of Diamond Resorts was pretty much a complete waste. I don’t believe this was the first time or will be the last time that Cabo Villas comes up with a scam like that. So I’m putting this posting out there to help other consumers be able to make a more informed decision than we did and decline any timeshare offer that the sales people make.”

    Cabo Villas Resort’s website has a Member section, where you can learn more about their timeshare program and go through their FAQs. They also say that “all cancellations must be submitted 30 days prior to the check in date, otherwise the reservation will continue to be valid and the maintenance fee will be applied to the reservation.”

    Of course, that said, many of the negative reviews of this timeshare program noted that this cancellation policy did not hold up when they contacted the reservations department. It will most likely take a bit more work to get out of Cabo Villas timeshare.     Exploria Resorts, also known as Club Exploria and Exploria Vacations, and formerly known as Summer Bay Management, is a U.S.-based timeshare company that owns a portfolio of nine hotels and resorts throughout Florida, Pennsylvania, Missouri and Tennessee. Club Exploria, LLC, was acquired by Cerberus Capital Management in November 2017, including two of the company’s Florida resorts and one in Gatlinburg, Tennessee.

    If you are seeking to get out of Exploria timeshare, you’re definitely not alone. Many people want to exit their timeshares when they end up paying more than they planned or using it far less than they expected.

    • Our experience with Exploria dates to 2017. We unfortunately accepted an offer of a “free” stay in one of their resort villas in exchange for attending a 90 min presentation. When we arrived at the presentation, I was firm with them that we needed more time to make a decision, but the rep was insistent and kept bringing over her manager to put more pressure on us. We made attempts at leaving the presentation as we were well past 4hr into this 90min presentation … It felt as though we were being held hostage.
    • The absolute biggest financial mistake of my life. … I was scammed into buying it, scammed into using it, scammed over maintenance fees, scammed trying to get out of it. It has brought me more stress in my life than I could ask for. To top it off, I called to ask them to waive the 47 dollar late fee associated with my newly increased maintenance fee that was raised without my knowledge by $130.00 in 2020. I asked this because of the COVID-19 health crisis, and the fact that I have yet to use the timeshare ONCE in the 5 years of owning it. “Sorry there is nothing we can do” is the answer I got. EVIL EVIL EVIL ORGANIZATION. PLEASE STAY AWAY.”

    From the BBB:

    • “We purchased this timeshare going on 3 years ago, and we have only been able to take one vacation. Buying a timeshare with Exploria Resorts was one of the worst decisions we have ever made. They made promises about how we could go anywhere at any time, but that is just not true. They don`t have the availability or amount of inventory required to accommodate all of their owners. They sell people a timeshare knowing good and well that not all of their owners will utilize it during their ownership years. They are a scam!! To add insult to injury, we have to pay fees upon fees every single year. There is no end in sight.”
